Interview | Preksha Singh, CEO, Agrasheel Infratech
As lifestyle preferences evolve and Tier-2 cities witness rapid infrastructure growth, developers are rethinking the way residential spaces are designed and experienced. Agrasheel Infratech’s latest project, Aashrayam, reflects this shift—positioning real estate not merely as housing, but as a holistic, wellness-driven lifestyle proposition.
In an exclusive interaction with RealtyFirst, Ms. Preksha Singh, CEO, Agrasheel Infratech, shares insights on the vision behind Aashrayam, emerging real estate trends, Lucknow’s transformation, and policy expectations ahead of the upcoming Budget.
Agrasheel Infratech’s vacation-themed project Aashrayam has generated strong interest. What was the core vision behind this development, and how does it align with evolving lifestyle trends?
At Agrasheel, the vision behind Aashrayam was to go beyond conventional housing and create a lifestyle that feels like a permanent retreat. The idea was to design a vacation-themed township where residents can enjoy the calm and comfort of resort-style living while staying connected to everyday urban conveniences.
Spread across 23 acres, Aashrayam integrates lush green landscapes, recreational spaces, and thoughtfully planned infrastructure. Today’s homebuyers increasingly value peace, community engagement, and quality of life, especially as cities become denser. This project reflects those changing expectations while addressing the need for long-term livability.
In an increasingly competitive real estate landscape, what differentiates Aashrayam from other leisure or lifestyle-oriented developments?
What truly sets Aashrayam apart is the balance between leisure-driven design and everyday practicality. Beyond plots and road infrastructure, the township includes yoga and meditation parks, reflexology gardens, clubhouses, and community-centric spaces that promote wellness and social interaction.
At the same time, we have ensured essentials such as 24×7 security, modern infrastructure, and sustainable planning. This blend of resort-like ambiance with functional living makes Aashrayam both aspirational and relevant for contemporary homebuyers.
What key trends are currently shaping real estate investment, particularly in experiential and lifestyle-focused developments? How is Agrasheel adapting to these trends?
Real estate is increasingly moving toward experience-led, eco-conscious living environments that offer lifestyle value rather than just built-up space. Buyers today look for green surroundings, community living, and long-term security in their investments.
At Agrasheel, we have embraced sustainable development practices, legal transparency through LDA and RERA approvals, and community wellbeing as central pillars. Our approach involves continuously studying market behaviour and evolving preferences, and responding with holistic township planning and future-ready amenities.
Lucknow is witnessing rapid infrastructure and urban growth. How does Agrasheel integrate the city’s development trajectory into project planning, particularly for Aashrayam?
Lucknow’s expanding infrastructure played a significant role in the planning of Aashrayam. Located on Jail Road (New Jail Road/Beli, Gosaiganj), the project benefits from improving connectivity, proximity to key urban hubs, and the city’s balanced blend of modernity and cultural depth.
Our planning ensures seamless integration with the city’s growth—from road connectivity to access to social and civic amenities—while preserving a peaceful, low-density living environment. Residents can enjoy tranquillity without compromising on daily convenience.
How does Agrasheel plan to balance sustainability with market expectations, and what role does Aashrayam play in the company’s long-term strategy?
For us, sustainability is not a trend but a fundamental development philosophy. We focus on creating low-impact, environment-friendly townships that continue to add value over time.
Aashrayam exemplifies this approach through its green landscaping, thoughtful layouts, and complete legal transparency that safeguards both residents and investors. Strategically, the project strengthens Agrasheel’s long-term vision of building future-ready communities that deliver both lifestyle satisfaction and sound investment potential.
With Budget 2026 approaching, what policy reforms or incentives does Agrasheel Infratech expect for the real estate sector, especially for township and lifestyle-oriented developments?
As we approach Budget 2026, the real estate sector is looking for reforms that address structural inefficiencies. A single-window clearance system remains one of the most crucial requirements, as faster approvals directly improve project timelines and cost efficiency.
On the demand side, stronger tax incentives for first-time homebuyers would help sustain housing demand. Additionally, accelerating infrastructure investment in Tier-2 and Tier-3 cities—along with quality social infrastructure such as schools and sports facilities—can reduce pressure on metros and promote balanced urban development.
If policy reforms, tax relief, and infrastructure planning work in alignment, the housing sector can unlock broader homeownership opportunities and support long-term, sustainable growth.
