Mumbai: Realty developer Sattva Group on Thursday announced the pre-launch of ‘Sattva Vasanta Cove’, a residential project in North Bengaluru comprising 200 studio and one-bedroom homes, as the northern corridor continues to attract demand amid infrastructure expansion and employment growth.

The project, spread across about one acre within the Sattva Urbana township, will feature a 12-storey triangular tower and is located around five minutes from Kempegowda International Airport. Homes are priced from ₹54 lakh onwards, the company said in a statement.

The launch comes at a time when North Bengaluru has emerged as a key real estate growth corridor, supported by airport expansion, road upgrades and upcoming metro connectivity. The Blue Line of Namma Metro is expected to enhance connectivity between the northern micro-market and central business districts once operational.

Industry estimates indicate that property prices in North Bengaluru have appreciated between 15 and 25 per cent over the past three to four years, driven by infrastructure development and office space absorption across Hebbal, Aerospace Park and surrounding areas. The region has also witnessed increasing presence of technology firms, aerospace companies and Global Capability Centres, strengthening its employment base.

According to the company, Sattva Vasanta Cove is targeted at young professionals and first-time homebuyers seeking compact homes close to emerging job hubs. The project includes studio and 1BHK units designed for space efficiency, along with lifestyle amenities such as co-working areas, fitness zones and landscaped open spaces.

Karishmah Siingh, President – Sales, Marketing and CRM, Sattva Group, said the development aligns with the company’s strategy of focusing on infrastructure-led micro-markets. She said North Bengaluru’s growth has been driven by sustained public and private investments, and the new project is designed to address evolving demand from early-career buyers.

Sattva Group has an established presence in North Bengaluru through residential and commercial developments, including large-format townships and office projects. The company said Vasanta Cove offers an entry point into a master-planned environment within Sattva Urbana.
