Mumbai: A residential project, ‘Swarajya,’ located in Dombivli, has recorded over 500 bookings within four days of its launch, generating approximately ₹171 crore in revenue, according to data shared by The Guardians Real Estate Advisory.
The project is being jointly developed by Bhagwati Group and Haware Properties.

Prior to the launch, the project received 1,053 Expressions of Interest (EOIs) over a four-week period. During the initial launch phase, it witnessed 1,233 walk-ins, resulting in 531 bookings, reflecting a conversion rate of 47%.
The project was launched on Chhatrapati Shivaji Maharaj Jayanti. According to the company, the positioning of the project was aligned with local cultural themes to connect with the target demographic in the Dombivli region.
‘Swarajya’ is part of the “My First Home” initiative. Earlier projects under this platform in Kalyan and Shil Phata recorded significant response. The Kalyan project saw over 6,000 walk-ins and more than 1,100 units sold within 30 days, generating ₹220 crore in revenue. The Shil Phata project recorded over 5,500 walk-ins and more than 1,200 units sold in 14 days, with revenue of ₹300 crore.
The company stated that the launch was supported by a multi-channel outreach campaign, including outdoor hoardings, kiosks, railway branding, bus advertisements, and radio promotions. Digital campaigns also contributed to engagement, with YouTube content crossing 590,000 views and total digital views exceeding 760,000. Social media platforms recorded 8 million views on Instagram and over 2.5 million views on Facebook.
A promotional campaign featuring singer Rohit Raut, composer Prashant Nakti, and digital creator Nick Shinde was also part of the outreach.
Commenting on the development, Ram Naik, Co-Founder and CEO of The Guardians Real Estate Advisory, said, “The response to ‘Swarajya’ has been very encouraging, particularly in how strongly enquiries have converted into bookings. A key factor was how clearly the project was positioned for the local market. When a project connects with people at a deeper, more emotional level, it naturally leads to stronger conversions.”

Dombivli, part of the Mumbai Metropolitan Region, has seen growing residential demand due to relatively affordable pricing, improving connectivity, and ongoing infrastructure development, according to industry observations.
