Certus Capital closed H1 CY2026 with commitments exceeding INR 1,000 crore across residential, commercial and mixed-use real estate, while expanding its secured private credit presence across major Indian markets.
Certus Capital Closes H1 CY2026 With INR 1,000+ Crore Commitments

Mumbai: Certus Capital, a home-grown institutional asset management firm focused on secured real estate private credit, closed the first half of CY2026 with total commitments exceeding INR 1,000 crore, as investor interest in structured real estate credit continues to support activity across key Indian markets.

The commitments span residential, commercial and mixed-use real estate opportunities across a diversified geographic portfolio. Hyderabad accounted for 26% of the commitments, while Mumbai and Chennai each contributed 19%. The National Capital Region (NCR) accounted for the remaining 37%.

The deployment reflects Certus Capital’s focus on disciplined underwriting and flexible capital structures in high-growth real estate markets. The firm said its approach is supported by a governance-led framework involving escrow-based control and active asset management.

Certus Capital has continued to build its presence in India’s structured real estate credit segment by partnering with experienced developers and providing capital solutions tailored to individual projects and their requirements.

One of the transactions contributing to the half-year milestone is a fresh INR 275 crore commitment to a project in Gurugram along the Dwarka Expressway. The project has connectivity to both Delhi and the Gurugram CBDs.

Certus Capital has also expanded its fund platform with the first close of the Certus TFCI Real Estate Fund, a Category II AIF focused on secured real estate debt. The fund is structured to provide investors with diversified exposure, continuous capital deployment and a long-term income strategy.

The fund has an institutional commitment of approximately INR 75 crore from Certus Capital, including the Certus team, and TFCI, acting as sponsor and anchor investor.

Certus Capital expects activity to remain steady in the second half of CY2026, with a pipeline of opportunities spanning existing and new markets. The firm plans to further expand its presence within India’s private credit ecosystem as it evaluates opportunities across the country’s real estate markets.
