New Delhi: Brigade Group plans to invest approximately ₹40,000 crore over the next three years, with a development pipeline of 40 million sq. ft. across its markets, as the real estate developer marks 40 years in business.

The proposed investment will span residential, commercial, retail, hospitality and emerging business segments, including warehousing. The company’s roadmap also includes expansion into new markets, further development of its commercial real estate portfolio and continued investment in technology and sustainability.

Over the past four decades, Brigade Group has developed more than 110 million sq. ft. across 300+ projects and established a presence in 10 cities. Its portfolio includes residential communities, office developments, retail destinations and hotels. The Group’s operating leasing portfolio stands at approximately 10 million sq. ft., with additional launches and development planned.

M R Jaishankar, Executive Chairman of Brigade Group, said, “Brigade was built on the belief that real estate is ultimately about creating places that have enduring value for people, businesses and communities. Over four decades, we have grown with the cities and markets in which we operate, adapting to changing aspirations and economic realities. Our next phase will be about taking that experience into new markets and new opportunities while remaining grounded in the values that have shaped Brigade.”

The investment will be funded through internal accruals, project-level financing, strategic partnerships and other appropriate funding avenues. The company said capital allocation would remain disciplined as it pursues development across its business segments.

Brigade Group’s World Trade Centre (WTC) platform will continue to be a key part of its commercial growth plans. The company has secured licences for three new World Trade Centres in Devanahalli and Whitefield in Bengaluru, and Coimbatore. It also plans to expand its Orion brand beyond Bengaluru, with upcoming developments in Chennai and Hyderabad.

The Group is also backing innovation in the built environment through Brigade REAP and Earth Fund. Brigade REAP, which the company describes as India’s pioneering real estate accelerator, has supported more than 100 startups. Earth Fund focuses on venture and growth investments in sustainable innovation within the built environment.

Brigade is adopting artificial intelligence, Building Information Modelling (BIM), Internet of Things-enabled systems, data analytics, automation, construction technology and smart-building platforms across the development lifecycle.

The company estimates that its planned projects and new businesses could generate approximately 23,000 direct and indirect gross employment opportunities over the next three years. These opportunities are expected to span construction, engineering, hospitality, retail, facility management and technology.

Brigade Group has set a Net Zero emissions target for 2045. Its approach includes energy-efficient design, renewable energy, water conservation, responsible waste management and sustainable construction practices.

Separately, Brigade Foundation, the Group’s social impact and corporate social responsibility arm, will undertake the comprehensive development of Pipeline Road in Yeshwanthpur under the Government of Karnataka’s “Namma Bengaluru, Namma Koduge” scheme, in association with the Bruhat Bengaluru Mahanagara Palike (BBMP). The Foundation’s work also covers education, healthcare, community development and environmental sustainability.
