Mumbai: UrbanVault has leased approximately 1.6 lakh sq. ft. across three floors at Helios Business Park on Bengaluru’s Outer Ring Road (ORR), adding nearly 4,000 seats to its managed workspace portfolio in the city. The expansion deepens the company’s presence in its home market and places it alongside other flexible office operators in one of Bengaluru’s established commercial corridors.
The scale of the lease sets UrbanVault apart from several competing workspace providers within the same property. While most operators have taken up space on a single floor, UrbanVault has secured three floors, giving it nearly three times the space occupied by some of its closest competitors in the building.
The move reflects the company’s approach of building a presence through larger centres in established business districts rather than spreading its operations across a fragmented network of smaller locations.

Helios Business Park is situated in Kadubeesanahalli along Bengaluru’s ORR. The integrated campus is IGBC-certified and LEED Gold-rated, with design features intended to support the requirements of next-generation businesses. The development comprises four basements, a ground floor and 11 upper floors, incorporating nature-inspired elements within a campus-oriented business environment.
Its location provides connectivity to major business and residential areas, including Marathahalli, Sarjapur, Bellandur, HSR Layout and Koramangala. This makes the property a potential option for enterprises seeking managed offices and flexible workspace arrangements with access to Bengaluru’s commercial hubs.
Bengaluru remains one of UrbanVault’s largest operating markets and serves as the foundation of its business. The latest addition continues the company’s expansion across the city as enterprises, startups and distributed teams seek workspace solutions that can accommodate changing operational requirements.
The company has also moved beyond its traditional Bengaluru base, recently entering Chennai with approximately 1 lakh sq. ft. of workspace. The Chennai entry marks another step in its broader geographic expansion.
UrbanVault has developed a presence across Mumbai, Bengaluru, Pune, Gurugram, Hyderabad, Chennai and other major business markets. Its portfolio currently exceeds 3 million sq. ft. of workspace across more than 80 locations, with over 70,000 seats under management.
The new centre at Helios Business Park comes amid growing demand for flexible office arrangements that offer access to established commercial locations and enterprise-grade infrastructure without requiring occupiers to make long-term real estate commitments. For UrbanVault, the three-floor lease represents a substantial addition to its Bengaluru operations and reinforces its strategy of expanding through large-format workspace centres in established business districts.
