BREAKING NEWS:

What Are Noida-Ghaziabad’s Luxury Homebuyers Really Buying?

Luxury homebuyers in Noida and Ghaziabad are looking beyond square footage, prioritising functional layouts, privacy, wellness amenities, open spaces and connectivity. Sector 150 and Siddharth Vihar reflect these evolving residential preferences.
Luxury Homebuyers in Noida and Ghaziabad: What They Want

Luxury homebuyers in Noida and Ghaziabad are looking beyond conventional measures such as bedroom count, living-room size and the number of amenities offered by a residential project. Increasingly, their decisions are shaped by how a home supports everyday living, offers privacy and creates a better balance between work, family and personal time.

This change is influencing demand across both markets. Families moving into larger homes, senior professionals seeking greater privacy and buyers returning to the National Capital Region (NCR) from other cities are paying closer attention to flexible layouts, outdoor spaces, wellness facilities and access to schools, healthcare, offices and retail destinations.

The shift comes amid sustained activity in India’s residential property market. Residential sales across major Indian cities crossed 61,000 units in the April–June 2026 quarter, according to CBRE. Although transaction volumes declined sequentially, demand for higher-end homes with better design continued.

Within Delhi-NCR, Noida and Ghaziabad have emerged as significant contributors to residential transactions. JLL reported 10,021 residential transactions across the region in the second quarter of 2026. Noida accounted for 36% of the total, while Ghaziabad contributed 18%. Combined, the two markets represented more than half of NCR’s residential transactions during the quarter.

Home Design Is Moving Beyond Square Footage

The way a home functions throughout the day is becoming an important consideration for luxury buyers. An additional bedroom can serve as a study or home office, while a spacious balcony may provide room for exercise, reading or family time. Flexible rooms can also accommodate children, ageing parents, guests or work-from-home requirements.

Consequently, attention is shifting towards the practical aspects of residential design. Well-proportioned rooms, efficient circulation, adequate storage, natural light, cross-ventilation and a clear distinction between private and shared spaces are becoming important considerations. Rather than evaluating a property only by its super area, buyers are increasingly looking at how effectively the available space can be used.

Privacy is another factor gaining importance as residential communities across NCR become denser. For premium homebuyers, a sense of openness within the development and the ability to enjoy private outdoor spaces can influence the overall appeal of a property.

Sector 150 Reflects the Demand for More Open Residential Spaces

Sector 150 in Noida illustrates this preference for a less dense residential environment. Its relatively green surroundings, lower-density residential character and proximity to the Noida Greater Noida Expressway have made it an attractive address for buyers seeking more open surroundings while remaining connected to major employment and commercial hubs.

Prateek Canary represents one example of this residential format. Spread across 12.55 acres, the development comprises 664 residences, including 3 and 4 BHK apartments and duplex penthouses. Its lower-density planning, open views and private outdoor spaces reflect the emphasis on combining spacious homes with greater privacy.

The appeal of such developments lies in how the overall residential environment complements the home itself. For buyers assessing premium housing, the relationship between internal space, outdoor areas and the wider development is becoming an important part of the decision.

Wellness and Community Infrastructure Gain Importance

Luxury housing is also being assessed through the lens of wellness and everyday recreation. Clubhouses, gymnasiums and swimming pools remain familiar features of premium residential projects, but buyers are increasingly considering the broader environment in which these facilities are provided.

Landscaped green spaces, walking and jogging tracks, sports facilities, children’s play areas, outdoor seating and activity zones can give residents more opportunities to spend time outside their homes. These features form part of a wider shift towards residential environments that accommodate recreation and everyday leisure alongside conventional housing requirements.

In Ghaziabad, Siddharth Vihar offers an example of how this approach is developing. Located along the NH 24 corridor and close to Indirapuram, the micro-market benefits from larger development parcels and improving connectivity across Delhi-NCR.

Prateek Grand Begonia, part of the larger Prateek Grand City development in Siddharth Vihar, follows a township-oriented residential approach. The development includes landscaped spaces, a clubhouse, swimming pool, gymnasium and recreation facilities. These sit within a broader residential setting that incorporates commercial areas and planned social infrastructure.

Connectivity Remains Central to the Luxury Housing Decision

While lifestyle considerations are gaining ground, connectivity continues to influence residential choices. Buyers are evaluating locations not only in terms of their daily commute to work but also their access to business districts, schools, hospitals, retail and entertainment destinations, metro networks and major road corridors.

Noida benefits from its established office districts, expressway network, metro access and proximity to Greater Noida. These connections support its position as a residential market for buyers seeking access to employment and commercial centres.

Ghaziabad’s residential appeal is linked in part to the NH 24 corridor, its connections with Indirapuram and Delhi, and the development of large planned residential communities in areas such as Siddharth Vihar. Together, these factors contribute to the changing residential landscape across the two markets.

The evolution of Noida and Ghaziabad’s housing markets points to a more practical and experience-led understanding of luxury. Design, privacy, wellness and access to essential destinations are becoming part of how buyers assess the suitability of a home.

Prateek Group’s Presence Across Key Residential Markets

The changing preferences of homebuyers are also creating scope for more evolved residential formats along the Noida Expressway corridor. Prateek Group has developments in both Siddharth Vihar and Sector 150, placing it across two residential locations with distinct characteristics.

According to industry insiders, the group is likely to have another development along the Noida Expressway. The group has not yet formally disclosed details of the proposed development.

As Noida and Ghaziabad continue to evolve as residential markets, luxury housing is increasingly being evaluated on more than the size of an apartment. The quality of the layout, privacy, surrounding environment, wellness facilities and access to the city are becoming important considerations in determining what buyers expect from a premium home.
