Maharashtra’s real estate sector has welcomed the Maharashtra Real Estate Regulatory Authority’s (MahaRERA) decision to grant an automatic four-month extension to the registration and completion timelines of eligible real estate projects under the Force Majeure provisions of the Real Estate (Regulation and Development) Act, 2016.
The decision follows the Government of India’s recognition of the prevailing West Asia situation as a Force Majeure event and an advisory issued by the Ministry of Housing and Urban Affairs to state regulators to provide a uniform extension.
The MahaRERA order applies to projects whose original, revised or extended completion dates fall on or after February 28, 2026. The measure is aimed at addressing delays linked to global supply chain disruptions and logistical challenges affecting project execution.

A key feature of the decision is that eligible developers will not have to file individual applications to seek the four-month extension. The automatic mechanism is intended to reduce procedural requirements while providing greater certainty around project timelines.
Industry representatives have described the move as a timely regulatory intervention amid continuing challenges affecting construction supply chains and project execution.

By extending project registration timelines without requiring individual applications from developers, MahaRERA has significantly reduced procedural delays and provided much-needed regulatory certainty to the sector. This proactive approach will enable developers to focus on maintaining construction momentum while ensuring compliance with RERA norms.
