Terray Realty Launches Real Estate Mandate Firm in Bengaluru

Mumbai: Terray Realty, a new-age real estate mandate and advisory firm, has launched in Bengaluru, aiming to offer property owners, developers and investors a more structured, transparent and results-driven approach to real estate transactions.

Founded by real estate entrepreneur Rayan Munawer, Terray Realty is positioned as a founder-led, bespoke real estate mandate firm built on the premise that individual projects require distinct positioning, marketing and sales strategies.

The firm plans to work with developers and landowners across plotted developments, apartments, villas, row houses, bungalows, villaments and large residential communities. Its mandate covers the project’s go-to-market journey, spanning market intelligence, product strategy, positioning, branding, marketing, sales, collections and closure.

Munawer brings more than two decades of experience across real estate sales, strategy and business development. His career includes roles with Puravankara, Mahaveer, Mantri, Cushman & Wakefield and ITC Hotels.

In his last role, Munawer founded and scaled Houzbay into a significant real estate mandate and advisory business in Bengaluru. The business worked across 20+ residential projects, sold over 5 million sq. ft. of inventory and delivered ₹2,000+ crore in sales across formats, while partnering with several renowned real estate firms.

“What makes the mandate-selling model revolutionary is its exclusivity. Unlike traditional brokerage models that often operate across multiple competing properties, Terray will work closely with developers to create customised sales strategies for each asset with a clear objective: to act as a trusted mandate partner. Before taking a project to market, Terray will study the land, location, competition, target buyer, product, pricing and developer’s vision to determine what the project should stand for and how it should enter the market with trust, market understanding, confidentiality, disciplined processes, professional representation and customer-first approach,” says Rayan Munawer, Founder & CEO, Terray Realty.

The mandate-selling approach is designed to bring strategy, market outreach and execution under a single framework. For developers, the model seeks to integrate the various stages involved in taking a residential project to market, rather than treating marketing and sales as separate functions.

Terray Realty said developers today are seeking partners that can combine market intelligence with technology, governance and execution capabilities. Against this backdrop, the firm aims to build its real estate advisory and mandate business around industry experience, structured processes and relationships with developers and other stakeholders.
