According to the company, the development integrates residential, retail, and lifestyle components within a single ecosystem. It includes access to educational institutions, healthcare, shopping, dining, and other daily conveniences within close proximity.

The project dedicates nearly 84% of its total area to open and landscaped spaces. Out of the 50 acres, more than 42 acres are planned as green zones, offering extensive open areas within the development.

The residential offering includes 2 BHK and 2.5 BHK units, along with 3 BHK and 3.5 BHK residences. The project also features select 4 BHK homes and penthouses.

Sattva City will include more than 250 indoor and outdoor amenities designed for lifestyle, wellness, recreation, and community engagement. These facilities are intended to support a multi-generational living environment.

The company stated that North Bengaluru has emerged as a key residential corridor, supported by infrastructure development and connectivity. The region has seen growth driven by the expansion of Kempegowda International Airport, development of aerospace hubs, and the presence of commercial centres.

Bijay Agarwal, Managing Director at Sattva Group, said,
“We identified this land years ago with the vision of creating a city-scale community for Bengaluru as the airport corridor began emerging as one of the city’s most important growth regions. Nearly 84% of Sattva City is dedicated to open and green spaces, creating a sense of scale and openness that is rare for a development of this size. Living here will feel like being part of an estate surrounded by nature, within a well-planned community where technology and thoughtful planning come together. We are already seeing strong interest in the project, and through developments like this we aim to create communities that add lasting value to cities across India.”
