Southern Peripheral Road and Sohna See Up to 165% Rise in Property Prices as Commercial Activity Gains Momentum

Property prices across SPR and Sohna have surged up to 165%, with infrastructure upgrades, residential development and rising commercial activity strengthening South Gurugram's real estate market.
SPR, Sohna Property Prices Rise Up to 165% in Gurugram

Southern Peripheral Road (SPR) and South of Gurugram (Sohna) are emerging as key real estate growth corridors in Gurugram, supported by sharp property price appreciation, expanding residential development and a growing commercial and retail ecosystem. According to Magicbricks data, property prices along SPR have increased by 165% over the past five years, while prices in Sohna have risen by more than 140% over the same period, according to industry reports.

The two corridors are benefiting from infrastructure upgrades, improving connectivity, rising residential absorption and increased activity by established developers. SPR, stretching around 16 km between Golf Course Extension Road, Sohna Road and NH-48, has evolved beyond its role as a transit route into a significant residential and mixed-use destination. Average residential prices on SPR have reached around ₹16,249 per sq ft, representing an 18.4% year-on-year increase in 2026 market data.

Sohna, meanwhile, is developing into a broader residential, industrial and employment-led growth centre. Colliers has identified Sohna and SPR among Gurugram’s emerging micro-markets, citing infrastructure development, increasing housing supply and employment-generating activity as key factors supporting their growth.

Infrastructure Emerges as Key Growth Catalyst

Infrastructure development remains central to the transformation of both corridors. In March 2026, GMDA floated a ₹755 crore tender for a 4.2-km signal-free elevated corridor between NH-48 and Vatika Chowk along SPR. The project comprises a 4+4 lane elevated corridor, service roads, ramps and an interchange at NH-48, with the objective of improving connectivity between SPR, NH-48, Dwarka Expressway and the Gurugram-Sohna Elevated Corridor.

The state government has also approved two road projects worth ₹69 crore. These include the completion of the Sector 68–69 missing link and an upgrade of the 7.1-km IFFCO Chowk–SPR corridor.

NHAI has proposed a dedicated two-lane left-turn flyover with paved shoulders for traffic travelling from Delhi towards Sohna Road. It has also proposed a second-level, three-lane right-turn flyover above the existing NH-8 flyover for traffic travelling from Sohna towards Delhi. The planned interchange is intended to separate through traffic from local movements, helping ease congestion at the junction and improving connectivity between Delhi, Sohna Road and Sohna.

In Sohna, the operational Gurugram-Sohna Elevated Corridor and its connection with the Delhi–Mumbai Expressway have improved access to Gurugram’s employment centres. Planned metro expansion and the development of IMT Sohna could provide additional support to demand in the corridor.

We believe this convergence of infrastructure, developer participation and rising consumer demand will strengthen the position of these two micro-markets as important growth markets.”

Commercial Activity Gains Ground

The next stage of development across SPR and Sohna is increasingly centred on commercial activity. As residential communities become operational, the need for organised retail, neighbourhood shopping, offices, hospitality, healthcare and entertainment is also rising.

Colliers’ research has pointed to the emergence of the Sohna Road commercial landscape, which includes 26 business park, IT/ITES and SEZ projects and around 13.28 million sq ft of existing commercial stock.

SPR has attracted established developers including DLF, Signature Global and Godrej Properties, while Sohna has seen participation from Central Park, Raheja, Emaar, Trevoc and Signature Global. Signature Global has developed Cloverdale SPR in Sector 71 and recently entered the branded residences segment with the launch of Tonino Lamborghini Residences, a premium development spread across 12.4 acres on SPR.

In Sohna, Signature Global’s ‘Daxin Gurugram’s X Factor’ represents its large-format, township-led approach. The company is also developing Infinity Mall, described as Sohna’s first organised retail destination, across 2.15 acres.

The mall is planned as an elevated lifestyle and entertainment destination with a mix of retail brands, a multiplex, food court, restaurants, entertainment options and a terrace café. Its connectivity to NH-48 and the Delhi-Mumbai Expressway is expected to serve a catchment of nearly 5 lakh residents in and around Sohna, adding to the area’s organised retail ecosystem.

SPR Builds a Mixed-Use Ecosystem

SPR is moving along a similar path, with its expanding residential base increasingly supported by commercial and retail development. Its location between established employment hubs and emerging residential clusters is attracting Grade-A offices, high-street retail, hospitality and mixed-use projects.

Signature Global has also entered large-scale commercial real estate through its 50:50 JV with RMZ Group to develop a mixed-use commercial district on SPR comprising offices, hotels and retail spaces. Further infrastructure improvements are expected to enhance connectivity and broaden the corridor’s catchment.

With residential density increasing, employment centres expanding and connectivity improving, Sohna and SPR are gradually developing into interconnected residential and commercial ecosystems. The combination of premium housing, workplaces, organised retail, hospitality and improved transportation is expected to support local consumption and expand the catchment available to businesses, reinforcing South Gurugram’s position as a key growth market.
