Mumbai: Casagrand has introduced what it describes as Hyderabad’s first UPARTMENT concept with the launch of Casagrand Mandarin in Miyapur, marking its expansion in one of the city’s rapidly developing residential corridors.
Spread across 8 acres, the gated community comprises 334 three- and four-bedroom homes. According to the developer, the project has been engineered with 78% carpet efficiency, which is approximately 4% higher than conventional apartment layouts. Pricing for the residences starts at ₹1.25 crore.

Casagrand stated that the UPARTMENT concept focuses on spatial optimisation, larger living areas, and functional layouts. Bedrooms have been designed with expanded proportions, while convertible balconies are intended to improve natural light and ventilation.
Strategically located in Miyapur, the project offers connectivity to Hyderabad’s IT corridors, metro access points, educational institutions, and established social infrastructure. The area has witnessed steady residential absorption over recent years, supported by infrastructure upgrades and employment-driven demand.
Industry analysts note that Miyapur and surrounding western corridors continue to attract mid-premium and premium residential developments due to metro expansion and proximity to IT employment hubs. Developers are increasingly focusing on amenity-driven, lower-density projects to cater to evolving homebuyer preferences.
