Mumbai Luxury Real Estate Sales Reach ₹14,903 Crore in Q1 FY27

Pune: Mumbai’s luxury housing market recorded 1,499 residential transactions valued at ₹14,903 Crore during the April-June 2026 quarter, with properties priced above ₹5 Crore changing hands at an average pace of roughly 16 homes a day.

According to the latest Quarterly Luxury Real Estate Report by Lighthouse Luxury, a Lighthouse PropTech platform backed by Turbostart and top family offices, and powered by property registration intelligence platform Zapkey, the city’s luxury residential segment maintained a steady transaction pace throughout Q1 FY27.

The report, based on verified Maharashtra stamp duty and registration data, puts the average daily transaction value at ₹164 Crore during the three-month period. The average ticket size across Mumbai’s luxury housing market moderated to ₹9.9 Crore, while April recorded the quarter’s highest transaction value at ₹5,726 Crore.

April Leads Quarterly Luxury Housing Activity

April emerged as the strongest month of Q1 FY27, with 563 luxury residential registrations carrying a combined value of ₹5,726 Crore.

Transaction volumes declined 22.7% in May to 435 registrations, while the total value stood at ₹4,492 Crore. Despite the decline in volumes, the average ticket size remained firm at ₹10.3 Crore.

June saw a 15% month-on-month recovery in registrations, with 501 transactions. However, the total transaction value was lower at ₹4,686 Crore as the average ticket size fell to ₹9.4 Crore. The report attributed this movement to increased activity in the entry-level luxury segment, comprising homes priced between ₹5 Crore and ₹10 Crore.

Worli Remains Mumbai’s Highest-Value Luxury Market

Worli continued to dominate Mumbai’s luxury residential landscape by transaction value. The micro-market recorded 97 deals worth ₹2,272 Crore, translating into an average ticket size of ₹23.4 Crore.

Lower Parel ranked next, with 81 transactions valued at ₹769 Crore and an average ticket size of ₹9.5 Crore. Bandra West recorded 54 deals worth ₹575 Crore, with an average ticket size of ₹10.6 Crore.

The list of leading luxury micro-markets also featured suburban locations. Goregaon East recorded 46 deals worth ₹552 Crore, while Andheri West registered 60 transactions valued at ₹425 Crore. Vile Parle West accounted for 45 transactions worth ₹413 Crore, and Santacruz West recorded 44 transactions valued at ₹364 Crore.

The performance of these locations places redevelopment-led suburban hubs alongside established luxury markets such as Bandra West and Lower Parel.

Godrej Properties Leads Developer Rankings

Godrej Properties emerged as the leading developer in Mumbai’s luxury residential market during the quarter, recording ₹1304 Crore across 110 registrations.

The developer’s performance was driven by strong absorption at Godrej Trilogy in Worli. The project alone recorded 37 luxury transactions worth ₹799 Crore, making Godrej Trilogy the top project on the quarter’s luxury charts.

Oberoi Realty followed with ₹889 Crore across 92 units. Its performance was led by Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East.

Other major developers featured in the rankings included Lodha (Macrotech Developers), which recorded ₹633 Crore across 81 transactions, Hubtown with ₹531 Crore across 20 transactions, and K Raheja Corp with ₹509 Crore across 49 transactions.

Luxury Housing Expands Beyond Traditional Mumbai Markets

Ultra-Luxury and Celebrity Transactions

The quarter also saw several notable luxury residential transactions in Mumbai.

The highest-value lease recorded in Mumbai was a ₹29.42 Lakhs luxury apartment lease at Shandilya Villa, Worli, by Alkem Laboratories promoter Mrityunjay Kumar Singh.

Indian cricketer Shreyas Iyer leased a residence at K Raheja Artesia in Worli for ₹19.83 Lakhs per month, with a ₹74 Lakhs security deposit. Bollywood actor Siddharth Malhotra leased a residence at Nair House in Khar West for ₹11 Lakhs, paying a ₹33 Lakhs security deposit.

Outside Mumbai, the quarter’s largest registered residential sale in India was recorded on Boat Club Road, Chennai, at ₹211 Crore. This was significantly above the ₹134.6 Crore average for Mumbai’s own ₹100 crore-plus registrations during the quarter.
