Smartworks Crosses 10 Million Sq Ft, First Listed Flex Space Firm to Hit Milestone

Smartworks has crossed 10 million sq. ft. of operational workspace, reporting ₹472 crore revenue in Q3 FY26 with 93% occupancy, reflecting rising enterprise demand for flexible office solutions in India.

Mumbai: Smartworks Coworking Spaces Limited has crossed 10 million sq. ft. of operational portfolio, becoming the first listed flexible workspace provider in India to achieve this scale.

The milestone follows the operationalisation of the Tata Intellion Park centre in Mumbai. The company also reported the addition of a Forbes 2000 company at this location, indicating continued enterprise demand.

Commenting on the development, Neetish Sarda, Founder and Managing Director, Smartworks, said:
“This milestone reflects the structural shift underway in India’s office market, where enterprise demand is moving towards managed, campus-led solutions that offer scale, consistency, and long-term visibility.”

The company stated that its growth has been driven by increasing adoption among large enterprises and Global Capability Centres (GCCs), with demand shifting towards larger campuses, multi-city deployments, and longer-term commitments.

In Q3 FY26, Smartworks reported revenue of approximately ₹472 crore, reflecting a year-on-year growth of around 34%. Mature centres recorded approximately 93% committed occupancy, indicating sustained demand across its portfolio.

According to the company, its campus-led model involves leasing entire buildings and converting them into fully managed workspaces, enabling enterprises to expand operations across multiple cities without directly managing real estate.

Smartworks’ client base includes Forbes 2000 companies, GCCs, large enterprises, and scaling businesses.
