BREAKING NEWS:

Airport, Expressways, and GCCs Reshape Delhi-NCR’s Real Estate Growth Map

Airports, expressways and expanding GCCs are reshaping Delhi-NCR’s real estate landscape, supporting new residential, commercial, retail and mixed-use development across key growth corridors.
Delhi-NCR Real Estate Growth Driven by Airports, Expressways and GCCs

The region’s property market is moving beyond its traditional concentration around established residential neighbourhoods and commercial centres. Infrastructure-led connectivity and the expansion of corporate workplaces are creating new development corridors, bringing housing, offices, retail, hospitality and social amenities into closer alignment.

This shift is visible along the Dwarka Expressway, Noida–Greater Noida Expressway and Yamuna Expressway. These routes are increasingly becoming focal points for broader economic activity, with real estate development extending beyond residential projects to encompass a wider range of commercial and urban uses.

Connectivity remains central to this transition. The upcoming Noida International Airport at Jewar is expected to introduce another major aviation and economic hub to the National Capital Region (NCR). Meanwhile, the Dwarka Expressway is improving links between Delhi and established employment centres in Gurugram. Together with the wider expressway network, these infrastructure developments are expanding the region’s potential growth areas.

Harpreet Singh Hora, Director, Reach Group, says, “The Dwarka Expressway is no longer simply a connectivity corridor; it is evolving into a mature micro-market with its own residential, commercial and social ecosystem. Improved access to Delhi, the airport and established Gurugram business districts is attracting a more discerning end-user profile. What makes the corridor particularly significant is that infrastructure is influencing not only capital values, but also the quality, scale and diversity of development taking shape across the Dwarka Expressway micro-market.”

A comparable shift is taking place along the Noida–Greater Noida Expressway, where the presence of Global Capability Centres, multinational company campuses and knowledge-sector businesses is expanding the employment base. The resulting concentration of skilled professionals is creating demand beyond housing, opening up opportunities for organised retail, hospitality and commercial destinations catering to a growing workforce.

The Yamuna Expressway is also gaining importance as a development corridor. The airport at Jewar is expected to add another dimension to its economic potential, complementing existing connectivity and strengthening the case for commercial, retail and mixed-use developments.

Azad Ahmed Lone, President, Biigtech, says, “The Noida-Greater Noida Expressway and Yamuna Expressway are moving from being primarily transit corridors to becoming destinations in their own right. The airport is creating a wider economic catchment, while rising residential density strengthens the case for organised commercial and retail development. The next phase will be about creating complete destinations where people can work, shop, dine and access everyday services within an integrated ecosystem.”

Noida–Greater Noida is also emerging as an increasingly significant location for technology companies, corporate offices and global businesses. The expansion of GCCs has implications beyond office leasing, generating additional demand for housing, retail, hospitality and supporting services around employment centres.

Sanchit Bhutani, Managing Director, Group 108, says, “The growing presence of GCCs and global businesses is strengthening demand for quality office and commercial spaces across Noida–Greater Noida. Today, companies are looking beyond the office space itself when choosing a location for the long term. The quality of infrastructure, surrounding development, access to essential services and the availability of well-planned Grade A offices are all important considerations. As more businesses expand their presence in the corridor, the availability of quality commercial spaces will become increasingly important in meeting this demand.”

As these locations develop, the factors shaping real estate demand are becoming more interconnected. Infrastructure improvements are working alongside employment growth and commercial activity, supporting the evolution of integrated urban ecosystems rather than isolated residential or office-led developments.

Karan Malik, Regional Director, Realistic Realtors, says, “The defining change across NCR is the convergence of connectivity, employment and consumption. Expressways and airport infrastructure are opening up new development corridors, while GCCs and expanding commercial activity are giving these locations a stronger economic foundation. As these ecosystems mature, the opportunity is increasingly about creating well-integrated destinations that bring together residential, commercial, retail and social infrastructure rather than viewing each asset category in isolation.”

The combined influence of transport links, corporate expansion and commercial development is making NCR’s real estate landscape increasingly interconnected. As infrastructure improves accessibility, GCCs expand employment catchments and businesses follow population growth and purchasing power, the region’s development patterns are being shaped by how people live, work, commute and spend their time.

Airports, expressways and GCCs are therefore becoming central to the next phase of urban development across Delhi-NCR, influencing not only where real estate projects emerge but also how residential, commercial, retail and social infrastructure come together around them.
