New Delhi: Royal Green Realty, in partnership with Riverwood India, has launched Royal Green World City, an integrated township in Rohtak, Haryana, with plans centred on residential infrastructure, recreational facilities and community-oriented development. Unveiled during Navratri on 12 October 2026, the project is positioned as an effort to bring metropolitan-style residential amenities to a city where many aspirational homebuyers have traditionally looked towards Gurugram and Delhi for planned residential communities.

The development, promoted under the philosophy of being “inspired by the world’s best,” seeks to combine residential spaces, lifestyle amenities, security and recreational infrastructure within a single township. Its launch comes amid Rohtak’s expanding urban landscape and growing demand for organised residential developments.

For several years, families in Rohtak seeking better-planned neighbourhoods and lifestyle facilities have considered relocating to larger metropolitan centres. Royal Green World City aims to address this demand by offering an integrated residential environment within the city, allowing residents to access modern amenities without moving away from their existing social and professional networks.

Yashank Wason, Managing Director, Royal Green Realty said, “Rohtak has waited a long time for a development of this ambition. For decades, world-class living meant leaving this city. With Royal Green World City, we are bringing it home, so residents no longer have to choose between the place they belong to and the lifestyle they aspire to,”

Township Development Centres on Large Clubhouse and 40+ Amenities

A key component of Royal Green World City is its proposed 50,000 sq. ft. clubhouse, which will accommodate facilities for fitness, recreation, business activities and social engagement. The planned infrastructure includes a gym, health spa, squash and badminton facilities, indoor games, a business centre and a multi-function hall with a café.

The township will also feature more than 40 amenities catering to different age groups and recreational interests. These include a leisure pool, jogging track, children’s play area, skating rink, banquet lawn, tennis and basketball courts, pickleball facilities, cricket nets, a dedicated senior citizens’ court and a pet park.

The development’s master plan incorporates wide, tree-lined boulevards, designated pedestrian walkways, a central green space and unobstructed internal roads. The planning approach draws inspiration from established international township developments and incorporates Vastu principles.

Security and infrastructure planning form additional components of the project, with a gated perimeter and future-ready infrastructure intended to support an organised residential environment.

Connectivity to Educational, Healthcare and Industrial Hubs

Royal Green World City is located within Rohtak’s developing growth corridor, with direct connectivity to the Southern Bypass and Delhi–Hisar Road. The location provides access to several educational institutions, healthcare facilities, transport infrastructure and industrial destinations across the city.

According to the project details, IIM Rohtak is approximately 2 km from the township, with an estimated travel time of around three minutes. Delhi Public School is located approximately 5 km away, while Maharshi Dayanand University (MDU) is around 9 km from the development.

PGIMS Rohtak and Rohtak Railway Station are each approximately 10 km away. IMT Rohtak is situated around 11 km from the township, while the Maruti Suzuki R&D facility is approximately 16 km away. Indira Gandhi International Airport in Delhi is at an approximate distance of 72 km.

The combination of road connectivity and proximity to institutional, healthcare and industrial destinations is expected to be a consideration for both prospective homeowners and investors assessing the location’s residential potential. The development is being positioned within the context of Rohtak’s expanding infrastructure and economic activity.

Royal Green Realty’s Portfolio Spans 14 Projects Across Seven Cities

Founded in 2020, Royal Green Realty is backed by the legacy of ADS Spirits and the Prem Sakhi Group. The company has expanded its operations across residential, commercial and industrial real estate over six years.

Its portfolio comprises 14 projects developed or under development across seven cities, representing more than 50 million sq. ft. of planned and delivered development.

In the industrial segment, the company’s park in Matan has attracted occupiers including Denso, Panasonic and Reliance Retail. Royal Green Realty has also recently launched a township in Sonipat, which, according to the company, has witnessed strong market demand.

Royal Green World City represents the company’s latest residential development, bringing together large-scale township planning, recreational infrastructure and residential facilities as part of its broader development portfolio.

Royal Green Realty and Riverwood India Partner for Rohtak Project

The township is being developed through a partnership between Royal Green Realty and Riverwood India. The collaboration brings together the two organisations around a common approach to residential planning, development quality and long-term value creation.

Varun Kumar Makhija, Director, Royal Green Realty said, “Our partnership with Riverwood India is built on a shared conviction that Rohtak deserves a destination inspired by the world’s best. Every element, from the 50,000 sq. ft. clubhouse to the central green heart, has been planned with intention. We are not building just a project; we are creating an address that reflects who this city is becoming,”

Rohtak’s Real Estate Growth Shapes Township Development Outlook

Royal Green World City enters the market as Rohtak continues to develop its infrastructure and attract residential and commercial investments. The township’s positioning reflects the developers’ assessment of the city’s evolving housing requirements and its potential to emerge as a destination for planned residential communities.

By bringing together residential infrastructure, lifestyle amenities and connectivity to key city destinations, the project is targeting families seeking upgraded living environments as well as investors evaluating the city’s longer-term development prospects.

The developers believe that investment opportunities can emerge during the early stages of a city’s transformation. As the developers note, “The best investments aren’t made after a city arrives; they’re made while it’s getting there.”

However, actual investment outcomes will depend on prevailing market conditions and individual circumstances.
