From Affordability to Premiumisation: Noida’s Housing Market Moves Up the Value Chain

Noida's residential market is transitioning from affordability towards premium and luxury housing, supported by rising property values, expanding commercial infrastructure, improved connectivity and evolving homebuyer preferences across established and emerging residential corridors.
Noida Real Estate Market: Shift from Affordable to Luxury Housing

Once recognised primarily for its relatively affordable housing, Noida is developing into a significant premium and luxury residential market within the National Capital Region (NCR). The city’s expanding commercial base, growing institutional presence and improving connectivity are reshaping its residential landscape, while the operationalisation of Narendra Modi International Airport at Jewar is adding another dimension to its growth prospects.

The transition is increasingly visible in residential property values. According to Savills India’s Delhi-NCR Residential Market Watch for H1 2026, average capital values of under-construction residential properties in Noida increased 15% year-on-year. The Noida-Greater Noida Expressway micro-market registered a considerably higher appreciation of 28% over the same period, highlighting the growing significance of established residential corridors and emerging locations in the city’s property market.

Prateek Tiwari, MD, Prateek Group, said, “Noida’s growth is changing the way homebuyers look at the city. It is no longer being considered only for its relatively accessible housing options. Connectivity, the expanding commercial base and the quality of residential developments are becoming equally important in the decision. This is creating room for luxury housing in established locations as well as emerging corridors, for instance, Noida Expressway, where buyers are looking at the long-term value of the address alongside the home itself.”

The city’s contribution to NCR’s residential activity further illustrates its changing market position. JLL’s Q2 2026 residential report recorded 10,021 residential sales across Delhi-NCR, of which Noida accounted for 36%. The city represented 17% of the region’s new residential launches. While its share of sales underscores its importance in the broader housing market, the launch figures indicate the continuing spread of development activity across the NCR region.

Changing homebuyer expectations are also influencing the nature of residential developments. Beyond apartment sizes, factors such as architectural planning, privacy, amenities and the overall living environment are becoming increasingly relevant to purchasing decisions.

Salil Kumar, Director, -Business Management & Marketing CRC Group, said, “Buyers are paying closer attention to how a home will work for them over the years. Space remains important, but so do planning, privacy, amenities and the experience of living within the development. Noida has the opportunity to serve this demand because its residential landscape is still evolving, allowing developers to respond to changing expectations through better-designed homes rather than simply increasing apartment sizes.”

Infrastructure development is also influencing residential demand across Noida and Greater Noida. The Noida Expressway has developed into an established commercial and residential corridor, while Narendra Modi International Airport at Jewar is adding to interest in the wider region. Together, these developments are contributing to a broader residential geography, with different locations attracting buyers based on their connectivity, employment access and housing preferences.

Yash Miglani, Managing Director, Migsun Group, said, “Different parts of Noida and Greater Noida are attracting buyers for different reasons. Established employment centres, improving connectivity and the development of new urban corridors are broadening the choice available to homebuyers. This gives developers an opportunity to create projects suited to distinct buyer groups, from families seeking more space to those looking for a more elevated residential experience.”

The definition of luxury housing in Noida is also evolving beyond property prices. Buyers are increasingly evaluating residential projects through a combination of location, architectural design, open spaces and the quality of the surrounding environment. These considerations are shaping how premium developments are planned and positioned within the market.

Amit Modi, Director, County Group, said, “Noida’s residential market has reached a stage where buyers are looking beyond the apartment to the experience that comes with it. The surrounding environment, the planning of the development and the sense of privacy it offers all matter. As buyer aspirations evolve, the city is well placed to develop a stronger luxury housing market, supported by its established infrastructure and expanding urban footprint.”

As Noida advances towards a more premium residential market, its next phase of growth will depend on more than the addition of luxury housing inventory. The ability of developers to address changing homebuyer expectations across different price segments will remain central to how the city’s housing market evolves.
