BMC to Launch AI-Driven Facility to Fast-Track Real Estate Approvals in Mumbai

Mumbai: The Brihanmumbai Municipal Corporation (BMC) is preparing to roll out an artificial intelligence (AI)-driven facility aimed at transforming approval processes in Mumbai’s real estate sector, with a focus on improving ease of doing business.

Speaking at the NAREDCO Maharashtra ‘Change of Guard’ ceremony, Municipal Commissioner Smt. Ashwini Bhide said the initiative would streamline approvals and enhance transparency across the ecosystem.

“The introduction of this AI-led facility marks a significant step towards streamlining processes and enhancing transparency in Mumbai’s real estate ecosystem. By leveraging technology, we aim to reduce approval timelines and improve overall efficiency for stakeholders.”

The proposed platform will integrate multiple civic approval systems into a unified digital interface, enabling developers, architects, and consultants to submit and track applications in real time. AI tools will be deployed for document verification, compliance checks, and predictive analysis, significantly reducing reliance on manual intervention.

According to BMC officials, the system will standardize procedures, flag discrepancies, and ensure adherence to development control regulations, while also improving accountability by minimizing human interface.

The initiative aligns with Mumbai’s broader goal of becoming a technology-driven and investor-friendly urban center, where real estate continues to play a crucial role in economic growth.

Addressing industry members, Mumbai Mayor Smt. Ritu Tawde highlighted ongoing improvements in approval timelines.

“Mumbai is steadily transforming into a model city for ease – of -doing – business in real estate. Today, construction proposal approvals are streamlined within 45 days, driven by transparency and end-to-end digitisation. This not only accelerates development; but also builds trust among stakeholders. We are committed to inclusive urban growth prioritising women’s safety and encouraging developers to actively participate in creating essential infrastructure such as dedicated women’s sanitation facilities. Our vision is clear to get faster processes, safer spaces, and a more accountable system for all.”

During the event, Kamlesh Thakur assumed charge as President of NAREDCO Maharashtra, succeeding Prashant Sharma. Jay Goenka was named Secretary, while Manan Shah took charge as Treasurer.

NAREDCO Maharashtra also introduced the ‘NAREDCO ONE’ digital application to bring developer members onto a unified platform for collaboration and information exchange.

“NAREDCO Maharashtra will continue to carry on the legacy and work for betterment of the sector. There is a need for enhanced ease-of–doing-business, digitization of approvals and increased collaboration with government bodies to accelerate the pace of the real estate industry,” said Thakur.

Industry members from Pune, Nashik, Nagpur and Karad welcomed the move, noting that faster approvals and improved regulatory clarity could reduce project costs and support timely delivery.

The BMC is currently in the final stages of infrastructure preparation and plans to roll out the AI-enabled system in phases, with training and onboarding support for stakeholders.
