New Delhi: Terra Grande by Eldeco has announced its next phase of expansion across Himachal Pradesh and Uttarakhand following the complete sell-out of Phase I of its flagship luxury second-home development in Sirmaur, Himachal Pradesh.

The expansion marks a significant milestone in the company’s strategy of developing luxury second-home communities that integrate architecture, wellness, nature and hospitality-led living experiences. The announcement follows the performance of Terra Grande’s ongoing 29-acre development in Sirmaur, located in the Kasauli Hills region. Phase I of the project, comprising 39 luxury villas spread across 16 acres and priced between ₹8 crore and ₹10 crore, has recorded a complete sell-out.

According to the company, the development has emerged as a sought-after luxury second-home destination in North India. The response has reflected demand for low-density developments offering privacy, wellness, nature-focused living and curated lifestyle experiences.

Following the completion of Phase I sales, Terra Grande is preparing to introduce Phase II of the Sirmaur development while simultaneously expanding into additional mountain destinations.

Alongside its ongoing projects in Sirmaur (29 acres) and Narendra Nagar near Rishikesh (12.5 acres), the company plans to launch three new developments, including a 2.5-acre luxury project in Kalth, Solan, an 8.5-acre wellness-focused villa community near Rishikesh and a 12-acre luxury second-home project in Sirmaur.

Collectively, the five projects will span approximately 61.5 acres and comprise more than 100 luxury residences across Himachal Pradesh and Uttarakhand.

Commenting on the expansion, Amar Kapoor, CEO, Terra Grande, said, “The overwhelming response to Terra Grande Sirmaur validates our belief that luxury second homes are emerging as a distinct lifestyle category in India. The complete sell-out of Phase I has reinforced our conviction in creating thoughtfully planned, low-density communities that combine nature, wellness, privacy and design excellence. As we prepare the next phase of growth in Sirmaur and expand across Himachal Pradesh and Uttarakhand, our focus remains on delivering exceptional living experiences in destinations that offer long-term lifestyle and investment value. We believe the demand for curated luxury second homes will continue to grow as buyers increasingly seek meaningful escapes and deeper connections with nature.”

The company stated that its developments are characterised by low-density planning, architecture-led design, wellness-focused amenities and integration with the surrounding natural environment.

Each destination is selected based on accessibility, local character and its ability to provide an exclusive lifestyle experience while maintaining privacy, sustainability and a connection with nature.
