Bollywood actor Ajay Devgan and his mother, Veena Devgan, have leased a bungalow in Mumbai’s Juhu for a five-year period, with the starting monthly rent set at Rs. 16 lakh, according to property registration documents reviewed by real estate platform Square Yards.
The leave and license agreement was registered in August 2026. The documents were accessed by Square Yards through the website of the Inspector General of Registration (IGR), Maharashtra.
The bungalow is located in Kapol CHS Ltd., Juhu, one of Mumbai’s prominent luxury residential neighbourhoods. The micro-market is known for its premium homes and celebrity residences, along with its beachfront location and access to established retail, hospitality, entertainment and social infrastructure.
Juhu’s connectivity to key business and commercial districts, combined with limited availability of premium land and continued demand for high-end housing, has supported sustained demand for luxury residential properties in the area.

Five-Year Lease Valued at Rs. 10.61 Crore
According to the property registration documents accessed by Square Yards, the bungalow has a built-up area of 724.90 sq. m., or 7,803 sq. ft.
The agreement carries a security deposit of Rs. 48 lakh. The transaction attracted stamp duty of Rs. 2.71 lakh and registration charges of Rs. 1,000.
Square Yards’ analysis shows that the lease runs for 60 months, or five years. The monthly rent is set at Rs. 16 lakh during the first year and will increase by 5% annually over the lease period.
By the fifth year, the monthly rent is expected to reach approximately Rs. 19.45 lakh. Based on the agreed rental escalation, the cumulative rental value over the full five-year tenure is estimated at approximately Rs. 10.61 crore.
The transaction highlights the rental value commanded by large-format luxury residential properties in Juhu, where premium housing continues to attract demand.
