According to Anarock, Delhi-NCR recorded the highest annual price appreciation among India’s top seven cities in 2025, with average residential prices rising around 24 per cent year-on-year. Over the last five years, cumulative price growth across NCR has crossed 80 per cent, with Noida and Greater Noida emerging among the strongest-performing micro-markets.

According to the report titled “Runway to Realty: How Noida International Airport is Reshaping Realty” by SquareYards, apartment prices across the region have nearly tripled during the last five years, while plot values have risen by an average of 1.5 times. Several micro-markets additionally witnessed up to fivefold growth, reflecting infrastructure-driven investor momentum.

The Noida-Greater Noida Expressway and Yamuna Expressway are also improving regional accessibility and reshaping perceptions around distance and connectivity within NCR. Expanding metro connectivity and stronger last-mile infrastructure are further helping several micro-markets evolve into more self-sufficient residential destinations.

Amit Modi said, “The infrastructure evolution across Noida-Greater Noida has significantly strengthened buyer confidence in the region’s long-term potential. The airport development, expressway network, and metro connectivity are not only improving accessibility but also reshaping the economic and residential landscape of the region.”

He further stated, “Luxury housing demand today is closely linked with future urban relevance, and buyers are increasingly investing in destinations that demonstrate both infrastructure readiness and growth visibility. We are also witnessing stronger participation from end-users and HNIs who view premium residential assets as long-term wealth creators rather than short-term speculative investments. That shift reflects the growing maturity of the market.”

Prateek Tiwari said, “Luxury housing growth along the Noida Expressway, particularly in Sector 150, is being driven by a rare combination of planned infrastructure, green urban design, and evolving buyer expectations.”

He added, “Today, buyers are more lifestyle-conscious and experience-driven than before. They are prioritising openness, wellness, sports infrastructure, and low-density environments over conventional definitions of luxury. Sector 150 has emerged as one of the few micro-markets in NCR where large-scale green planning and premium residential development coexist meaningfully.”

According to him, improving infrastructure and connectivity are helping the region transition into a more aspirational luxury residential ecosystem.

Another major trend shaping the region’s luxury housing market is the increasing preference for low-density residential developments that prioritise privacy, space and balanced urban living.
