Why Homebuyers Prefer Integrated Townships Over Luxury Towers

India’s residential real estate market is witnessing a noticeable shift as homebuyers increasingly prefer integrated townships over standalone luxury residential projects. Changing lifestyle priorities, infrastructure growth, and the demand for convenience-led living are influencing buyer preferences across both metropolitan regions and emerging Tier-II cities.

While premium apartments with luxury amenities and skyline views continue to attract attention, buyers are now placing greater emphasis on the quality of life beyond individual residential towers. Factors such as long commutes, traffic congestion, fragmented urban infrastructure, and limited access to social amenities have increased the demand for self-sustained residential ecosystems.

The pandemic further accelerated this transition as homes evolved into multifunctional spaces that simultaneously served as workplaces, classrooms, and living environments. As a result, homebuyers have become more focused on open spaces, wellness infrastructure, accessibility, and community-centric living environments.

Integrated townships are increasingly being designed as self-sufficient residential systems that combine residential spaces with shopping centres, office complexes, schools, hospitals, fitness facilities, and recreational infrastructure within a single planned ecosystem. This reduces dependence on external urban infrastructure and enhances everyday convenience for residents.

The demand for township-led developments is gaining momentum across Delhi-NCR, particularly in emerging growth corridors such as Dwarka Expressway, Noida Extension, Greater Noida West, Siddharth Vihar, and newer regions of Gurugram.

According to JLL, Delhi-NCR recorded a year-on-year growth of 30% in housing transactions during Q1 2026. The report attributed the growth to new infrastructure development and pent-up demand from homebuyers. Improved connectivity through expressways, metro networks, and other infrastructure projects has further increased the attractiveness of these locations compared to older city centres.

Meanwhile, a CREDAI-Liases Foras report stated that Tier-II and Tier-III cities accounted for 44% of land acquisitions, with 3,294 acres acquired during 2024–25. The report highlighted that developers are increasingly moving towards cities offering larger land parcels that support better master planning, integrated social infrastructure, and expansive open spaces.

Mohit Goel, Managing Director, Omaxe Group, said, “The momentum behind integrated township living in Tier-II markets is witnessing a noticeable shift in lifestyle aspirations and housing preferences. Cities like Lucknow, Chandigarh, and Amritsar are emerging as strong growth centres because they offer the land scale needed to create expansive, thoughtfully planned developments. Unlike highly saturated urban pockets, these cities provide the opportunity to build more balanced residential ecosystems with open spaces, retail avenues, wellness infrastructure, and community-centric planning integrated seamlessly into everyday living. Homebuyers today are placing greater value on comfort, convenience, and long-term quality of life, which is naturally accelerating the demand for township-led developments.”

Industry experts believe integrated townships are also emerging as stronger long-term residential assets due to organised infrastructure, professional maintenance systems, and established social amenities. As surrounding infrastructure matures, such developments are increasingly being viewed as future-ready residential destinations compared to standalone luxury projects with limited ecosystem support.

Industry stakeholders noted that the increasing preference for integrated townships reflects a broader transformation in how modern homebuyers define value, convenience, and quality of living. With urban lifestyles becoming more demanding, self-sustained residential ecosystems are expected to play a larger role in shaping the future of residential development across India.
