PCPL Delivers 14 Lakh Sq. Ft in Mumbai Redevelopment

New Delhi: Pranav Constructions Limited (PCPL) has completed more than 14 lakh sq. ft of redeveloped residential space across Mumbai as of March 2026, marking a significant milestone in the Mumbai-based developer’s expansion through the city’s redevelopment market.

Over the past decade, the developer has delivered 28 redevelopment projects, benefiting more than 2,450 families across Mumbai’s Western suburbs. The company’s early redevelopment activity was concentrated in Borivali, Kandivali, Malad and Goregaon. Since 2023, however, PCPL has expanded into high-demand neighbourhoods including Santacruz, Bandra, Andheri and Vile Parle.

The developer has also entered established heritage precincts such as Mahim and Matunga, broadening its presence beyond the Western suburbs and strengthening its position as a city-wide redevelopment player.

PCPL currently has 20 redevelopment projects under construction across Mumbai, covering locations from Borivali to Mahim. The ongoing portfolio includes Kaveri and Falcon Crest in Malad, Om Manikanta in Goregaon and Vaibhav Vista in Andheri. In Santacruz, the projects include Pearl Palace, Samrat and 42 Aura, while Gulnar is located in Bandra and Vivante in Mahim.

The projects reflect PCPL’s focus on residential redevelopment across established and high-demand micro-markets in Mumbai.

The company is also preparing for the next phase of its expansion. Its planned pipeline comprises 18 upcoming redevelopment projects with a combined development potential of more than 21 lakh sq. ft. The projects are spread across Mumbai’s Western suburbs and South Mumbai, as the developer seeks opportunities in established Western corridors as well as emerging redevelopment clusters in South Mumbai.

PCPL is also evaluating select redevelopment opportunities across the Mumbai Metropolitan Region as part of its broader acquisition strategy focused on high-potential urban locations.

Residential redevelopment is expected to remain the core of PCPL’s portfolio strategy, although the developer plans to selectively explore commercial and mixed-use redevelopment projects. The approach is aimed at responding to changing urban requirements while supporting the development of integrated and future-ready neighbourhoods.

Sustainability is also being incorporated across the company’s development lifecycle. PCPL plans to continue using resource-efficient construction practices, environmentally responsible execution methods and green building principles across its projects.

The developer also pursues sustainability certifications and uses technology-driven planning to reduce environmental impact while improving the long-term liveability of its developments.
