Mumbai: Sugee Group has announced Sugee Lake District, a 52-acre waterfront development in Thane West that will bring commercial, retail, hospitality and lifestyle offerings to the city. Located opposite Korum Mall near Cadbury Junction in Khopat, the development fronts the Eastern Express Highway and marks Sugee Group’s entry into the Thane market.
The project is positioned as a business district reflecting Thane’s expanding commercial role and its sustained economic growth. Sugee Lake District will include Grade A++ commercial offices with panoramic views of the lake and city, alongside high-street retail, fine dining and a six-acre lakeview promenade.

According to the company, the registration reflects its focus on environmentally responsible design, resource efficiency and high-performance spaces as it seeks to develop a sustainable commercial destination in Thane.

The first commercial component of the wider development will be a ground-plus-45-storey tower. The building will offer office spaces ranging from approximately 800 sq. ft. to 6,000 sq. ft., with adjoining units capable of being combined. Typical floor plates of approximately 46,000 sq. ft. are intended to provide businesses with flexibility in configuring workplaces according to their operational needs and future expansion plans.
The range of office configurations is expected to accommodate a broad mix of occupiers, including independent professionals, growing companies and larger businesses. The commercial tower will have 46 high-speed elevators, along with dedicated service elevators, to facilitate movement within the building.
Flexible floor plates, prominent frontage and offices overlooking the lake and city are among the features planned for the tower. The development is being positioned for established companies, growing enterprises, professionals, investors and brands looking for a commercial address in Thane.

Architect Hafeez Contractor, Padma Bhushan recipient, is the architect for the development, with Sterling serving as the structural consultant and Skidmore, Owings & Merrill (SOM) undertaking the peer review. The project brings together design and engineering expertise as Sugee Group develops the commercial landmark in Thane.
The project’s location near Cadbury Junction, combined with frontage on the Eastern Express Highway, provides access to Thane’s established residential areas, business districts, retail destinations and civic infrastructure. Connectivity around the location is also expected to expand through a number of planned and ongoing infrastructure projects.
These include the expanding metro network, Borivali–Thane Twin Tunnel, Thane Coastal Road, proposed Bullet Train station, redeveloped Thane railway station and Thane Integral Ring Metro. The Samruddhi and Mumbai–Vadodara expressways, Virar–Alibaug Multimodal Corridor, Goregaon–Mulund Link Road and Delhi–Mumbai Industrial Corridor are also cited as important regional connectivity links. Access to the international airport will further support connectivity for businesses, employees, clients and other stakeholders.
