Mumbai: The County Group is preparing to launch an ultra-luxury residential development in Sector 88A, Gurugram, with an estimated Gross Development Value (GDV) of Rs 4,500 crore. The project will span approximately 24 acres and comprise 844 residences across nine towers, including three Gold Segment towers, with 3 and 4 BHK configurations.
Announced on September 10, 2026, the development is planned for New Gurugram, a growth corridor connected to key destinations through the Dwarka Expressway and NH-48. The project’s layout will prioritise pedestrian movement, with vehicular traffic largely confined to the periphery. Golf carts, shaded pathways, garden courts and community spaces will form part of the internal circulation plan, keeping the central landscape relatively free from vehicle movement.

“The luxury housing market is evolving towards projects that offer not just larger homes, but a more sophisticated way of living. With this project, we have brought together thoughtful planning, expansive landscapes, biophilic design and a strong focus on community. Our aim is to create a residential address where luxury is expressed through space, nature, wellness and everyday experiences, while delivering the quality and long-term value that define the County Group,” said Amit Modi, Director, County Group.
The development’s architectural and landscape design will draw on earthy colours, natural materials, biophilic facades and layered greenery. Rather than serving as a visual backdrop, the landscape is intended to shape residents’ everyday experiences. Gardens, shaded walking trails, wellness decks and social lawns are planned to accommodate recreation, relaxation and community interaction.
A key component of the project will be Club Elixir, a G+2-floor facility designed around leisure, wellness and social activities. Its proposed amenities include a grand lobby, gym, banquet halls, courtyards, spa, meditation zones, restaurants, café, indoor activities area, lounges and poolside spaces. The facilities are intended to serve different resident groups, including children, young professionals, families and senior citizens.
The sports facilities will comprise a multi-purpose court, two tennis courts, a volleyball court, cricket pitches, a golf putting area, and pickleball and padel courts. These will complement the club’s indoor and social amenities.
The wider landscape plan includes a nature trail, floating café, hammock garden, sculpture court, pet park, children’s play area, tot-lot and dedicated space for senior citizens. Water features will be integrated into the central green spaces through reflective courts, cascade pools, a water percussion plaza and children’s splash zones. A meandering water rivulet is planned to create a riverside walking experience, while a separate water cascade walk will add another element to the landscaped environment.
The residences will feature large-format layouts and wrap-around decks, with provisions for trees within the decks to extend the connection between indoor living spaces and the surrounding greenery.

Construction across the project is scheduled to run from July 1, 2026, to December 31, 2032.
