Mumbai: ORA Group has announced its entry into the integrated township and plotted development segment through ORA Land, the group’s dedicated land development vertical.
The company has selected Karjat as the location for its first large-scale development under the new business vertical. According to ORA Group, the project, named BluBay, is planned as an integrated township and plotted development within the Mumbai Metropolitan Region (MMR).

The announcement comes as Karjat continues to attract interest from homebuyers and investors amid ongoing infrastructure development, improved connectivity and growing demand for nature-oriented living environments.

The company further announced Indian cricketer Suryakumar Yadav as the brand ambassador for BluBay.
According to ORA Group, the association follows a series of social media posts by the cricketer referencing the #T60Life campaign, which generated attention around the project.
The proposed development is envisioned as an integrated township featuring residential plots, infrastructure, landscaped open spaces, recreational zones, wellness-focused amenities and community facilities.
The company stated that the project is intended to cater to homebuyers, second-home purchasers and investors seeking planned community living within the Mumbai Metropolitan Region.
According to ORA Group, Karjat has emerged as a preferred destination for residential and second-home investments due to improving rail and road connectivity, proximity to Mumbai, Navi Mumbai and Pune, and ongoing infrastructure development.
