Sonu Sood Leases Commercial Unit at Trade Centre BKC to HDFC Bank for ₹11.75 Lakh Per Month Under 9-Year Agreement

Sonu Sood Leases BKC Commercial Property to HDFC Bank

Bollywood actor Sonu Sood has leased out his commercial unit at Trade Centre in Bandra Kurla Complex (BKC), Mumbai, to HDFC Bank Limited, according to property registration documents accessed through the website of the Inspector General of Registration (IGR). The lease transaction was officially registered in February 2026.

The commercial property is located in Bandra East within the BKC business district, one of Mumbai’s established Grade-A commercial micro-markets. As per the registered documents, the unit has a carpet area of 2,700 sq. ft. (250.83 sq. m.) and includes three dedicated car parking spaces.

The lease agreement has been executed for a total tenure of nine years. The starting monthly rent has been fixed at ₹11.75 lakh for the first three-year term. The agreement includes a 15 percent escalation clause, which will be applicable after the completion of each successive three-year block during the lease period. The transaction also involves a security deposit of ₹70.50 lakh.

Property registration records show that Sonu Sood had originally acquired the commercial unit in October 2012 for ₹24.25 crore. Based on the acquisition value and the current lease structure, the property is estimated to generate an average annual rental yield of approximately 6.7 percent over the nine-year tenure.

Bandra Kurla Complex (BKC) continues to remain one of Mumbai’s key financial and business districts, housing several domestic and multinational corporations, banking institutions, and corporate headquarters. The locality benefits from connectivity through the Western Express Highway, Bandra railway station, upcoming metro corridors, and proximity to the Chhatrapati Shivaji Maharaj International Airport. The area’s infrastructure and institutional presence have sustained demand for commercial office assets.

Bandra as a broader locality is recognised as one of Mumbai’s high-value real estate markets, comprising a mix of premium residential developments, heritage bungalows, and commercial projects. The area has historically attracted high-net-worth individuals, business leaders, and members of the entertainment industry.

Sonu Sood is an Indian actor and film producer who has worked across Hindi, Telugu, Tamil, and Kannada cinema. He began his acting career in 1999 and has appeared in films including YuvaJodhaa AkbarDabanggShootout at WadalaHappy New YearSimmba, and Samrat Prithviraj. In addition to his film career, he received widespread recognition for his humanitarian initiatives during the COVID-19 pandemic.

The lease of the BKC commercial unit reflects continued leasing activity in Mumbai’s prime office markets, where established financial institutions continue to secure space in central business districts.
