Mumbai: Sugee Group has announced its entry into the Thane real estate market with plans to develop a 50+ acre waterfront project in Thane West, marking the Mumbai-based developer’s first venture in the city. The proposed development, centred around Siddheshwar Lake, is envisioned as an integrated, globally benchmarked commercial ecosystem and represents a significant milestone in the company’s ongoing expansion across India and international markets.

The developer, which has an established presence in Mumbai as well as Lisbon and the United Arab Emirates, has built premium projects across locations including Chhatrapati Shivaji Maharaj Park, Dadar, Matunga, Worli and Mulund. Its expansion into Thane reflects a broader strategy to strengthen its presence in one of the Mumbai Metropolitan Region’s fastest-evolving commercial and residential destinations while extending its footprint beyond traditional urban business hubs.

As its first commercial development in Thane, the project is planned as a landmark business destination in Thane West, offering Grade A+ commercial workspaces. Sugee Group says the development is intended to support the city’s emergence as New India’s City of Economic Growth — Thane is N.I.C.E.™, while catering to the growing demand for premium office infrastructure.

The project aims to address the increasing need for high-quality commercial spaces in an emerging business district by providing modern workplaces with connectivity to Mumbai and surrounding industrial corridors. According to the company, the development is expected to appeal to MSMEs, MNCs and expanding enterprises seeking professionally planned commercial infrastructure while navigating the high entry costs associated with Mumbai’s office market.

Sugee Group also highlighted the infrastructure transformation underway in Thane, pointing to upcoming metro corridors, including Maharashtra’s first ring metro, the Thane-Borivali twin tunnels, the Thane coastal road, proposed waterways and ports, the Mumbai–Ahmedabad High-Speed Rail (Bullet Train) corridor, and seamless airport connectivity. The company believes these infrastructure projects are expected to strengthen business activity and drive long-term commercial demand across the region.

The proposed waterfront district draws inspiration from internationally recognised business destinations such as Canary Wharf in London and Hudson Yards in New York, where integrated planning, connectivity and premium infrastructure have shaped large-scale commercial ecosystems. At the centre of Sugee Group’s vision is Siddheshwar Lake in Thane West, which will serve as the defining natural feature around which the 50+ acre development is planned. The company intends to create a waterfront business destination that integrates urban infrastructure with the surrounding landscape.

The project’s architectural vision has been developed under the guidance of Padma Bhushan recipient Ar. Hafeez Contractor, reinforcing the developer’s objective of delivering a commercial destination focused on design quality and long-term urban relevance.

Commenting on the development, Nishant Deshmukh, Founder and Managing Partner Sugee Group, said, “Thane has emerged as a strong residential-led market, and its commercial ecosystem is now entering an exciting new phase of growth. We saw a powerful opportunity to introduce a new standard for commercial spaces that not only serve existing demand but also catalyses the city’s next phase of growth through real estate. This is more than a market entry for us; it is a long-term commitment to Thane’s rise as New India’s City of Economic Growth – Thane is N.I.C.E.™, and we intend to deliver it with the premium positioning, disciplined execution and timely delivery that define everything we build.”

Sharing his perspective on the project’s design philosophy, Ar. Hafeez Contractor said, “Siddheshwar Lake gives this site a rare natural anchor, and our design allows the waterfront to shape the identity and experience of the district rather than simply remain at its edge. The vision is to create a commercial destination of international quality that feels open, human and enduring, where connectivity, landscape and built form come together seamlessly as one integrated environment. More than a workplace, it is designed to make the everyday work experience more engaging and more connected to nature. I believe there is no commercial development of this kind in Thane, Mumbai or even in India today. Thane deserves architecture that reflects its scale, ambition and future, and we are designing for how the city will live, work and grow over the decades ahead.”

Sugee Group currently has over 50 million square feet of completed and ongoing developments and a diversified portfolio comprising more than 60 projects across India, the UAE and Portugal. With this expansion, the company aims to leverage its experience across the real estate lifecycle to participate in Thane’s rapidly evolving urban landscape.

The developer has also received more than 28 industry-recognised awards and is supported by a workforce of over 400 employees. According to the company, it has delivered all its projects on schedule, reflecting its continued emphasis on timely execution and construction quality.

Looking ahead, Sugee Group says it intends to capitalise on Thane’s infrastructure-led growth by developing a commercial destination that addresses present-day business requirements while contributing to the city’s long-term economic and urban development. Beyond serving as a commercial address, the company’s first project in Thane is envisioned as part of a larger mixed-use ecosystem designed to evolve into an integrated, globally benchmarked waterfront destination centred around Siddheshwar Lake.
