Homeownership in India has traditionally represented far more than the acquisition of a physical asset. For many buyers, a home signifies financial security, stability and achievement. The emergence of branded residences is adding another dimension to that aspiration, with exclusivity, prestige and association with recognised luxury brands becoming increasingly relevant to premium homebuyers.
The trend is particularly visible in northern India, where consumers have long shown an affinity for premium and globally recognised brands. From apparel and watches to automobiles, brand association has increasingly formed part of how individuals express their lifestyle and social standing. Branded residences extend that relationship into homeownership, transforming a property into not only a place to live but also an address that reflects the owner’s aspirations and identity.

The proposition is also attracting interest from non-resident Indians (NRIs) seeking to buy or invest in residential property in India. For this segment, association with an established brand can provide an additional layer of confidence. Superior design, international-standard amenities, professional property management and the credibility associated with a globally recognised name can offer greater assurance to buyers who may not be physically present to oversee their property.
The growing interest in branded residences reflects this broader shift in buyer expectations, according to Mr. Pradeep Aggarwal, Founder and Chairman, Signature Global (India) Ltd. He said, “At Signature Global, we have always adopted a homebuyer-first approach since our beginning. We understand the evolving aspirations of today’s homebuyers and the factors that influence their purchasing decisions. The growing demand for branded residences is a reflection of this shift, and our entry into this segment is a strategic move to cater to discerning, aspirational buyers who seek more than just a home, they seek an address that complements their lifestyle, aspirations, and social standing.
Our branded residences developed in association with Tonino Lamborghini, have received an overwhelming response from homebuyers seeking thoughtfully designed residences, world-class amenities, the assurance of a trusted developer, and the prestige of an internationally renowned luxury brand. The strong response reinforces our belief that India’s luxury homebuyers are increasingly looking for developments that seamlessly combine exceptional design, superior quality, and an iconic global brand experience.”
Despite growing interest, branded residences remain a relatively new segment in India’s residential market, with only a handful of such projects currently available at the right location. The concept, however, has a more established presence in mature real estate markets globally, where branded residential developments have become a recognised part of the luxury housing ecosystem.
The Asia Pacific market is also witnessing rapid expansion in the segment. According to a recent report by Savills, the number of branded residences in the region has increased by 55% over the past five years, supported by strong development pipelines in markets including Vietnam, Thailand and India. The growth reflects a combination of rising domestic wealth, greater demand for service-oriented living and continued consumer interest in established global luxury brands.
India’s luxury housing market could therefore see branded residences play a larger role in the years ahead. As homebuyers increasingly look beyond ownership towards lifestyle, exclusivity and brand association, the segment is positioned for further expansion. Rising domestic wealth, growing NRI interest and the limited availability of high-quality branded projects could provide further support for the category’s growth.
