The National Capital Region’s commercial real estate market is undergoing a visible transformation as occupiers increasingly prioritise premium Grade A office spaces designed around employee experience, operational efficiency and long-term scalability.
Once largely viewed as an extension of Delhi’s business ecosystem, NCR today is positioning itself alongside Bengaluru and Hyderabad in India’s evolving office leasing landscape. Industry experts believe the shift is being driven not merely by leasing demand, but by the changing nature of workplace expectations among corporates, multinational companies and Global Capability Centres (GCCs).
According to market estimates, Delhi-NCR recorded office leasing of nearly 2.8 million sq ft during Q1 2026, with Gurugram continuing to lead overall absorption while the Noida–Greater Noida Expressway corridor witnessed accelerating commercial activity supported by improving infrastructure and rising Grade A supply.
Industry observers noted that demand across NCR is increasingly broad-based. Flexible workspace operators accounted for nearly 27 per cent of leasing activity during the quarter, followed by engineering and manufacturing companies, IT-BPM firms and multinational-backed GCC expansions.
The evolving composition of occupier demand is also reshaping how office developments are being designed and positioned.

Noida–Greater Noida Expressway Emerges As Key Commercial Corridor
The Noida–Greater Noida Expressway corridor has increasingly evolved from a residential extension market into a major commercial destination attracting GCCs, IT firms, start-ups and domestic corporates.
Fresh office take-up remained dominant across leasing activity during Q1 2026, with Noida Expressway accounting for nearly 32 per cent of overall leasing share. Expanding metro connectivity and the upcoming Noida International Airport are further strengthening long-term business confidence across the corridor.
Commenting on the shift in occupier preferences, Dr Amish Bhutani said, “The way companies evaluate office spaces today has changed significantly. For MNCs and GCCs, the focus is no longer just on location, but on whether a workplace can support productivity, collaboration, technology integration, and employee well-being in a meaningful way.”
He further added, “In NCR, the Noida–Greater Noida Expressway has gradually positioned itself as a strong business corridor. Grade A developments here provide larger floor plates, sustainable infrastructure, and access to a wide talent catchment across the region. The Noida International Airport is further strengthening long-term business confidence in the region.”
According to him, the current momentum is being supported by sustained occupier interest and active leasing demand, making the region’s commercial growth trajectory more stable and credible.
GCCs And Corporates Increase Presence Along Expressway Corridors
Industry stakeholders believe the Noida–Greater Noida Expressway is no longer viewed as an emerging commercial market but as an established office ecosystem with growing institutional credibility.
Azad Ahmad Lone said, “The Noida–Greater Noida Expressway isn’t an emerging story — it’s an established one. Areas like Knowledge Park have been home to premium office developments for years now, quietly building the kind of institutional credibility that occupiers trust.”
He further stated, “GCCs and MNCs are no longer just considering this corridor — they’re committing to it. The expressway offers something few micro-markets can: a proven commercial ecosystem with room to grow.”
According to him, the operationalisation of the Noida International Airport is expected to further strengthen the corridor’s long-term commercial positioning.
Mall-Integrated Office Spaces Gain Traction
Developers across NCR are also witnessing growing occupier interest in mall-integrated premium office developments that combine retail, food and lifestyle infrastructure within workplace ecosystems.
Industry experts noted that these integrated developments are helping workplaces evolve beyond traditional office environments into more experience-driven ecosystems designed around convenience and employee engagement.
Ajendra Singh said, “Noida and Greater Noida have always had strong retail infrastructure — what’s shifted is how developers and occupiers are now thinking about it. A well-positioned office within a premium mall environment isn’t a compromise; it’s a considered choice.”
He added, “This gives employees access to a living, breathing ecosystem from the moment they walk in. That changes the texture of the workday entirely.”
According to him, corporates increasingly want workplaces that reflect the same quality standards associated with their brand identity.
Gurugram Continues To Lead NCR’s Premium Office Market
Gurugram continues to remain NCR’s dominant commercial real estate market, supported by two decades of institutional office development and strong multinational occupier presence.
Industry experts noted that premium office developments along the Dwarka Expressway corridor continue to attract strong occupier interest due to their connectivity, infrastructure planning and integrated business environment.
Mohit Batra said, “Gurugram has always been a market that rewards quality, and Dwarka Expressway is perhaps the clearest proof of that.”
He further stated, “What’s taken shape along that corridor is a blueprint for how premium office development should work: well-planned, well-connected, and built with the occupier’s experience at its centre.”
According to him, premium office spaces integrated within high-street developments are increasingly witnessing traction among occupiers seeking visibility, accessibility and stronger employee-centric environments.

Industry experts believe NCR’s office market is no longer simply responding to a strong leasing cycle but is recalibrating around evolving workplace standards centred on flexibility, sustainability, infrastructure quality and employee experience.
While Gurugram continues to deepen its institutional commercial presence, the Noida–Greater Noida Expressway corridor is simultaneously emerging as a major growth destination backed by infrastructure expansion, airport-led connectivity and increasing occupier confidence.
Market observers believe the next few years will further define how these two major corridors shape NCR’s evolving premium office ecosystem.
