New Delhi: NKlusive has released its CY25 report on Kolkata’s premium residential segment, recording a 23% year-on-year increase in sales in the ₹1.9 crore to ₹5 crore category. The report indicates growth across supply, absorption and project launches during the year.
The number of active premium residential projects in Kolkata increased from 26 in CY24 to 36 in CY25 following the launch of 10 new developments. Total marketable supply rose to 4,291 units in CY25, including 1,940 new units introduced during the year, reflecting a 14% annual rise in supply.
South Kolkata accounted for 58% of the city’s premium housing supply, while East Kolkata contributed 20%, indicating continued concentration of high-value residential activity in these corridors.

Sales volumes increased during the year. In CY24, 1,355 units were sold out of 3,731 available units, representing 36% absorption. In CY25, 1,666 units were sold from 4,291 available units, raising the absorption rate to 39%. The rise in transactions translated into a 23% annual growth in sales. Unsold inventory increased by 10%, largely corresponding with expanded supply levels. Pricing trends remained broadly stable with moderate upward movement.
The report cited activity from developers including Ambuja Neotia, Godrej Properties and Srijan Realty during CY25.
Mr. Pawan Kumar Agarwal, Managing Director of NKlusive, said the increase in absorption and stable pricing indicate strengthening market fundamentals. He added that repeat purchases and intra-city upgrades in locations such as New Town and the Bypass belt reflect sustained end-user demand.
The report further noted that 3BHK configurations continued to account for a significant share of transactions in the premium segment.
