Mumbai: Bengaluru-based real estate developer Fortune Primero on Monday said it has secured approval from the Real Estate Regulatory Authority (RERA) for its first residential project, “Seven Sarjapur,” marking its formal entry into the premium housing segment in East Bengaluru.

Located on the Sarjapur–Attibele corridor, the 15-acre development will comprise high-rise residential towers along with integrated commercial and retail space. According to the company, nearly 85 per cent of the total project area has been earmarked for open and landscaped spaces.

The residential component spans 11 acres, while 4 acres are planned for a mixed-use commercial hub aimed at creating a self-contained urban ecosystem.

Unit allocation for customers who submitted Expressions of Interest (EOIs) will take place on March 7 and 8, the company said, adding that more than 400 families have registered interest so far. A revised pricing structure will be implemented from March 9.

The project will offer 2, 3 and 4 BHK apartments in a high-rise configuration.

A key architectural feature of the development includes six elevated skybridges connecting residential towers. These skybridges are designed as themed community spaces inspired by global cities including Kyoto, London, Singapore, Norway, Seoul and New York.

Commenting on the development, Raahil Reddy, Director – Residential Projects, Fortune Primero, said, “The RERA approval for Seven Sarjapur represents a strategic milestone in our evolution as a developer. Over the past three decades, our experience in commercial real estate has shaped our approach towards disciplined execution, regulatory compliance and long-term asset value. With Seven Sarjapur, we are bringing that institutional framework into residential development.”

He added, “The project is designed around seven core pillars — design integrity, sustainability, community interaction, connectivity, safety, lifestyle infrastructure and long-term value creation. Our objective is to build homes that are future-ready while maintaining environmental responsibility.”

Industry observers note that the Sarjapur–Attibele corridor has witnessed sustained demand in recent years, driven by proximity to IT hubs, social infrastructure and ongoing connectivity upgrades across East Bengaluru.
