The Executive Centre Expands Across South India Amid Rising GCC and Enterprise Demand

The Executive Centre will add nearly 4,65,000 sq. ft. of premium workspace across Bengaluru, Hyderabad, and Chennai, driven by rising GCC and enterprise demand for flexible and managed office solutions in South India.

Mumbai: The Executive Centre South India expansion is set to strengthen the company’s presence across Bengaluru, Hyderabad, and Chennai as demand for premium flexible workspace solutions continues to grow among Global Capability Centers (GCCs), multinational corporations, and domestic enterprises.

The Executive Centre (TEC), a premium flexible workspace provider, announced that it will add approximately 4,65,000 sq. ft. of workspace and more than 6,000 workstations across multiple new centres in South India.

The expansion comes at a time when companies are increasingly shifting towards managed office environments that offer operational flexibility, scalability, premium services, and enterprise-grade infrastructure.

In Bengaluru, TEC will launch three new centres across key commercial locations. The company’s upcoming facility at The Earth Centre, Tower A (Levels 8 & 2), will span around 91,000 sq. ft. and offer more than 1,100 workstations.

TEC will also open a new centre at UB City, Concorde Tower (Level 19), covering approximately 9,600 sq. ft. with over 100 workstations.

Another major Bengaluru centre will be launched at Brickell Tower (Levels 2–4), spanning approximately 80,200 sq. ft. and offering close to 1,000 workstations.

In Hyderabad, TEC plans to launch a large-format managed office facility at Avance Business Hub (Levels 3–4). The centre will cover approximately 2,04,000 sq. ft. and accommodate nearly 2,820 workstations, reflecting growing demand for bespoke enterprise workspace solutions.

In Chennai, the company will establish a new centre at DLF Downtown 2 (Level 15), offering approximately 80,450 sq. ft. of premium workspace and more than 1,000 workstations.

The company said the expansion aligns with the evolving workplace requirements of enterprises that are moving beyond traditional office formats and prioritising flexible, service-driven, and high-performance work environments.

TEC centres are designed with private offices, collaborative breakout areas, meeting rooms, fully equipped barista bars, wellness rooms, private phone booths, and business amenities developed according to international standards.

A recent report by Cushman & Wakefield highlighted South India’s growing contribution to India’s office leasing market. Bengaluru accounted for 31% of quarterly gross leasing volumes, while Hyderabad contributed 22%. Chennai also recorded sustained leasing activity and a growing share of new office supply.

The report further stated that flexible workspace operators contributed 22% of total leasing activity, underlining increasing enterprise preference for managed office solutions.
