Luxury housing is undergoing a structural shift. While premium addresses, expansive layouts and high-end amenities continue to define the segment, affluent homebuyers are increasingly placing equal importance on global design, curated living experiences and internationally recognised brands. This evolution has accelerated the growth of branded residences, a category that blends luxury real estate with globally established names to deliver a distinctive lifestyle proposition.
Recognising this shift early, Smartworld Developers made branded residences a central part of its growth strategy rather than treating them as a milestone to achieve later. Established in 2021, the developer has emerged as one of the fastest real estate companies in India to introduce two internationally branded residential projects, a feat that has traditionally taken developers years, and in many cases decades, to accomplish.
The company’s first branded development was Trump Residences Gurgaon, launched in 2025. It was followed by Smartworld Residences by Elie Saab in Noida, bringing one of the world’s most renowned luxury design brands to one of the National Capital Region’s fastest-growing residential destinations.
The concept of branded residences, however, has its origins outside the real estate sector. It first emerged within the hospitality industry, where luxury hotel operators recognised that guests wanted the opportunity to own the lifestyle associated with their brands. Over time, the model expanded beyond hotels as internationally recognised fashion houses, celebrated designers and automotive brands entered the residential market, creating homes where buyers invest not only in property but also in a globally recognised design philosophy and lifestyle experience.
That global trend is increasingly visible in India. Luxury homebuyers today are younger, internationally exposed and more design-oriented than previous generations. While location remains a key consideration, buyers are placing greater emphasis on craftsmanship, curated experiences and the credibility associated with established global brands. For many, a luxury residence has evolved beyond ownership to become a reflection of personal identity and lifestyle preferences.
Developing branded residences also involves a significantly more complex execution process than conventional residential projects. Beyond construction, developers must work closely with international partners across architecture, interior design, material selection and customer experience to ensure every aspect aligns with globally defined standards. As a result, execution capability becomes as critical as project vision.
Smartworld’s branded residence strategy has progressed alongside its broader business expansion. Since its inception, the company has reported cumulative sales exceeding INR 24,000 crore, while maintaining a zero-debt balance sheet. It has committed more than INR 5,000 crore towards construction and has launched 12 developments across Gurugram and Noida. The developer currently serves more than 35,000 customers, manages assets worth approximately INR 40,000 crore, and has a development potential of nearly 70 million sq. ft.

The company’s growth reflects a broader transformation taking place within India’s premium housing market. As branded residences continue to gain prominence among luxury homebuyers, Smartworld’s early adoption of internationally benchmarked residential developments has positioned it among the fastest developers in the country to bring two globally branded residential projects to market.
