Mumbai: India’s commercial real estate sector is witnessing a shift in how workplaces are designed and evaluated, as businesses increasingly recognise the role of healthier office environments in attracting and retaining talent. Industry experts say organisations are looking beyond salaries and flexible work policies, placing greater emphasis on workplace quality as an important contributor to employee well-being, productivity and long-term engagement.

The evolving expectations of employees, particularly in the post-pandemic workplace, are encouraging occupiers and developers to prioritise office spaces that support physical and mental well-being. Features such as improved indoor air quality, efficient ventilation, natural lighting, thermal comfort and sustainability credentials are becoming increasingly important in office selection, reflecting a broader shift in workplace priorities.

Research continues to reinforce the business case for healthier workplaces. According to the World Green Building Council, improved indoor air quality and higher ventilation rates can increase office worker productivity by 8–11 per cent. Separately, research by the Harvard T.H. Chan School of Public Health found that employees working in high-performing, well-ventilated buildings demonstrated significantly higher cognitive function scores than those working in conventional office environments, highlighting the relationship between healthy indoor spaces and workplace performance.

Further supporting this trend, Harvard researchers have found that cognitive performance scores can improve by as much as 61 per cent in workplaces with enhanced ventilation and lower levels of indoor pollutants, underlining the impact of workplace design on decision-making, focus and productivity.
