New Delhi: CBRE South Asia Pvt. Ltd. has facilitated the India entry of Singapore-headquartered flexible workspace provider JustCo, marking the company’s first expansion into the Indian office market.
JustCo will launch its first premium flexible workspace centre in India later this month at DLF Cyber Park, Gurugram, under its luxury brand, THE COLLECTIVE. A second centre is scheduled to become operational in April 2026 at Helios Business Park in Bengaluru.
According to CBRE, the collaboration involved market assessment, site identification, landlord negotiations, and strategic advisory to establish JustCo’s presence in Grade-A commercial districts.
Anshuman Magazine, Chairman and CEO – India, Southeast Asia, Middle East & Africa, CBRE, stated that India’s office market is witnessing structural changes driven by institutional capital participation and growing demand for high-quality, flexible work environments.

Ram Chandnani, Managing Director – Leasing, CBRE India, said premium managed workspaces are increasingly becoming long-term strategic solutions for occupiers seeking operational flexibility and optimized capital expenditure.
The Gurugram centre draws architectural inspiration from a modern haveli concept, incorporating atrium-style layouts and traditional sandstone tones. The Bengaluru facility references the design of the Glass House at Lalbagh and features botanical-inspired interiors.
Both centres will offer customizable office layouts, advanced technology infrastructure, and collaborative work environments tailored for corporates and Global Capability Centers (GCCs).
CBRE data indicates that flexible workspace operators accounted for 21% of India’s total office leasing during the October–December quarter, second only to the technology sector at 24%.
The development highlights the expanding role of managed office solutions within India’s commercial real estate ecosystem.
