Mumbai: Pune’s residential real estate market recorded over 81,000 home sales in 2025, exceeding new project launches by 26%, according to the Pune Housing Report by CRE Matrix. The total transaction value crossed ₹63,000 crore, a 71% increase compared to 2021.
The report indicates strong demand in premium and mid-sized homes. More than 14,000 units priced between ₹1–2 crore and around 3,300 units above ₹2 crore were sold in 2025. Sales in the ₹1–2 crore segment have increased nearly fourfold since 2021, while the ₹2 crore-plus segment has tripled.
The average home sold in Pune in 2025 was valued at ₹78 lakh, reflecting larger home sizes and higher per-square-foot prices. Despite this, Pune remains more affordable than other major metros, including Mumbai, Bengaluru, and Hyderabad. Approximately 78% of homes sold were priced below ₹1 crore.

Buyer preferences are shifting toward larger apartments. The share of 3–4 BHK units in new launches rose from 20% to 29%, while 1 BHK units declined from 18% to 11%. The average size of newly launched homes increased by 17% over the past five years.
Supply-side challenges, including temporary delays in environmental clearance and demarcation approvals, affected the number of new project launches. Nevertheless, Pune continues to have the highest number of MahaRERA-registered projects and agents in India, with over 1,000 new project registrations annually since 2021.
Mr. Manish Jain, President of CREDAI Pune, stated that the city’s infrastructure and connectivity are contributing to long-term housing demand. Mr. Abhishek Kiran Gupta, CEO of CRE Matrix, noted that while sales volumes moderated slightly from recent peaks, transaction values remained robust, particularly in premium and luxury segments.
According to developer Rahul Ajmera, the share of 3–4 BHK units in new launches increased from 20% to 29%, while 1 BHK units declined from 18% to 11%. Retail shop launches also increased from 6% to 8%, and project execution remained strong, with 40% of projects launched in 2025 and 65% of 2024 projects already excavated. In 2025, there were 64,000 new launches alongside 81,000 registrations, indicating sustained end-user demand.

Overall, the report highlights a shift from volume-driven affordable housing to higher-value homes in Pune, influenced by rising incomes, larger housing configurations, and limited land availability.
