Mumbai: Superb Realty has entered into a strategic partnership with Praan to deploy AI-powered autonomous air infrastructure across more than 1 million sq. ft. of real estate in Mumbai.
The rollout will begin at Superb Altura, the company’s commercial development, and will later extend to its upcoming residential and mixed-use projects in the city.
The partnership comes amid increasing focus on indoor environmental quality as a measurable factor influencing asset value, occupier productivity, and long-term health outcomes, alongside traditional real estate parameters such as location and design.

Commenting on the development, Shilpin Tater, Managing Director, Superb Realty, said, “For decades, real estate value has been assessed through visible and tangible factors. However, data is now clearly indicating that indoor environmental quality, particularly air, has a direct correlation with health, cognitive performance and productivity. As a result, air quality is fast becoming a quantifiable premium in real estate.”
Praan’s proprietary technology is designed to address indoor air quality challenges at scale. The system is capable of removing ultrafine particles up to 166 times smaller than conventional filtration benchmarks and eliminating harmful gases at speeds up to 7 times faster than traditional systems. It integrates real-time environmental sensing, adaptive purification, and AI-led optimisation to respond dynamically to indoor and outdoor air conditions.
Angad Daryani, Founder, Praan, said, “Air is the highest-frequency interface humans have with their environment, yet it remains one of the least optimized systems in building design. Our technology is built to operate at scale, enabling real-time sensing and response mechanisms that can significantly improve indoor air quality metrics across diverse environments.”
Tater further added, “Our developments are being designed to deliver measurable improvements in occupant experience, ranging from better air quality and sleep outcomes to enhanced workplace productivity. This partnership reflects our long-term commitment to integrating next-generation infrastructure into the built environment.”
The initial deployment at Superb Altura will act as a pilot for future scalability across Superb Realty’s development pipeline.
According to global studies, individuals spend nearly 90% of their time indoors, while indoor air can be 2–5 times more polluted than outdoor air due to particulate matter (PM2.5), volatile organic compounds (VOCs), allergens, and microbial pollutants. The World Health Organization has identified air pollution as a major environmental health risk, with several Indian cities among the most affected.
