Mumbai: Women are emerging as a more influential segment of India’s residential property market, with their share of homebuyer sentiment more than doubling over the past year. According to Magicbricks’ Housing Sentiment Index (HSI) 2026, women accounted for 40% of the overall homebuyer sentiment recorded on the platform, compared with 18% in HSI 2025.
The increase points to a growing role for women in researching, assessing and independently participating in property purchase decisions. Rather than focusing solely on the home itself, buyers are increasingly weighing factors such as safety, connectivity, amenities and the quality of community infrastructure.

Apartments located within well-managed gated communities remain a preferred option, particularly where security and everyday convenience are important considerations. At the same time, interest in plotted developments and independent homes is gaining ground among buyers seeking additional space, greater privacy and potential long-term value.
The broader lifestyle proposition of a property is also playing a larger role in the decision-making process. Fitness centres, green spaces, walking tracks, children’s play areas, power backup and work-from-home facilities are increasingly being assessed alongside the core features of a home. Buyers are therefore evaluating properties based on the overall living experience they can provide within their available budgets.
Digital research is further changing how women approach the homebuying journey. Online platforms allow prospective buyers to compare properties, prices, locations, amenities and developer credentials before deciding whether to make a physical visit. Magicbricks’ HSI 2026 shows that sentiment rises from 124 for 3 BHK homes to 131 for 4 BHK homes and 128 for 4+ BHK homes, indicating stronger interest in larger and premium homes with enhanced lifestyle offerings.
Homebuyer demand remains strong across Bengaluru, Mumbai/MMR, Delhi-NCR, Pune, Hyderabad and Chennai, while emerging micro-markets are also attracting attention from buyers seeking a balance between value and connectivity. Magicbricks’ Q2 2026 PropIndex similarly points to affordability as an important consideration, with value-driven corridors in markets such as Noida, Greater Noida, Pune and Kolkata gaining traction.
The changing pattern is also reflected in women’s increasing interest in premium housing, under-construction properties and commercial real estate. This suggests that their participation in the property market is extending beyond traditional end-use requirements.
Increasingly, real estate is being considered not only as a place to live but also as a potential avenue for long-term wealth creation, marking a broader shift in the way women are approaching property ownership and investment.
