Mumbai: The Executive Centre (TEC) has announced an expansion of its flexible workspace portfolio across Mumbai and Pune, adding approximately 90,000 sq. ft. of office space across the two cities.

The expansion includes the launch of new centres in key commercial locations. In Mumbai, TEC will open a centre at One BKC, Level 12, spanning approximately 35,000 sq. ft. with around 380 workstations. In Pune, the company will establish a centre at Panchshil Business Park, East Tower A, Level 8. The facility will span approximately 32,000 sq. ft. and accommodate around 390 workstations.

The expansion comes amid a shift in office demand, with businesses increasingly adopting flexible workspace formats over traditional office setups. These workplaces are designed to offer operational flexibility, scalability, and workspace efficiency.

TEC centres include private offices and shared facilities such as meeting rooms, breakout areas, phone booths, wellness rooms, and other business amenities designed to international standards.

According to a report by Colliers, office demand remained steady in 2025, with Mumbai recording approximately 9.5 million sq. ft. of leasing activity and Pune around 7.8 million sq. ft. The report noted that demand is expected to remain stable in 2026. Flexible workspaces accounted for about 18% of Grade A leasing in 2025 and are projected to exceed 20% in the near term.

Paul Salnikoff, Managing Director and Chief Executive Officer, The Executive Centre said, “Mumbai and Pune continue to present strong growth opportunities for us, supported by steady demand fundamentals, with both cities collectively accounting for a significant share of India’s office leasing activity. At the same time, flexible workspaces are seeing increased adoption, already contributing around 18% of overall Grade A demand and expected to grow further. Our expansion in these markets reflects our long-term commitment and our confidence in their continued growth. We remain focused on delivering high-quality flexible workspaces that align with evolving occupier needs and support businesses as they scale and adapt.”
