Infrastructure development is increasingly reshaping the commercial real estate landscape across Mumbai, with Andheri emerging as one of the key beneficiaries of improved connectivity and urban mobility upgrades.

According to Mr. Rohit Garodia, Founder and Managing Partner, Pecan Realty, infrastructure has played a transformative role in redefining the commercial appeal of Andheri’s suburban micro-market. While the locality has historically benefited from its central location and proximity to Mumbai airport and major residential catchments, evolving business requirements are placing greater emphasis on accessibility, commute efficiency, and workforce convenience.

The expansion of metro connectivity is emerging as a significant driver of this transition. The Versova–Andheri–Ghatkopar metro corridor has already demonstrated the importance of efficient east–west connectivity by reducing congestion across one of Mumbai’s busiest stretches.

This connectivity network is expected to strengthen further with the upcoming Metro Line 6, which will connect Swami Samarth Nagar to Vikhroli and improve integration between the western and eastern suburbs. In addition, the Aqua Line is enhancing connectivity between Andheri and key business and transit corridors while also improving airport accessibility.

At the same time, Metro Lines 2A and 2B are improving north–south and cross-city movement by connecting Dahisar to Mandale through major interchange points. Industry observers believe the combined effect of these projects is creating a wider transport grid that improves accessibility to Andheri from multiple directions.

According to Mr. Garodia, improved public infrastructure is reducing travel uncertainty and the perceived cost of distance for businesses and employees. This is enabling companies to explore locations outside traditional central business districts while maintaining operational efficiency and workforce accessibility.

Road infrastructure projects are also contributing to this shift. The Mumbai Coastal Road project is improving north–south connectivity, while the under-construction Bandra–Versova Sea Link is expected to extend high-speed coastal connectivity into the western suburbs.

The opening of the second phase of the coastal road project is also expected to create additional access points to Andheri West, helping reduce congestion and improve regional accessibility.

Industry experts noted that rapid transit infrastructure has a direct influence on occupier behaviour, with companies increasingly preferring office locations where employees can commute with greater convenience and predictability.

In a city where commute duration often affects productivity and workforce retention, enhanced connectivity is becoming an important factor in office leasing decisions.

Andheri’s commercial appeal is also supported by its integrated ecosystem of business districts, residential neighbourhoods, and service-sector infrastructure. Improved infrastructure is further strengthening these advantages by making movement within the suburb and across Mumbai more efficient.

Market activity continues to reflect sustained demand for well-located Grade-A office spaces in Andheri, with leasing activity remaining resilient across premium developments.

Industry stakeholders noted that Andheri continues to attract mid-sized companies, service-sector firms, and technology-driven businesses looking for practical, accessible, and cost-efficient office locations.

According to Mr. Garodia, Andheri’s commercial growth highlights the broader role infrastructure plays in long-term real estate value creation. He noted that commercial markets increasingly respond to reliability, accessibility, and connectivity rather than branding alone.

As Mumbai’s infrastructure network continues to expand, industry observers believe Andheri is likely to maintain its position as one of the city’s most strategically connected and commercially attractive office micro-markets.
