India’s commercial real estate market is undergoing a structural shift as occupiers place greater emphasis on the quality, efficiency and experience offered by their workplaces. Grade A office spaces are increasingly moving beyond conventional corporate premises, with businesses seeking environments that combine technology, sustainability, employee well-being and flexibility.

The demand outlook reflects this transition. According to Colliers India’s Office Outlook 2026, leasing demand for Grade A office space in India is estimated to reach 70–75 million sq. ft. by 2026, while supply is projected at 60-65 million sq. ft. The figures point to a widening preference for high-quality office assets, supported by business expansion and changing workplace strategies.

Sustainability is emerging as another defining factor in the evolution of commercial real estate. Developers are increasingly incorporating green certifications, energy-efficient infrastructure, advanced technology and employee well-being facilities into office developments. Colliers estimates that nearly 80% of office leases in 2026 will take place in green-certified office buildings.

Harpreet Singh Hora, Director, Reach Group, said, “Office spaces of the future are going to be driven by innovation, connectivity, and flexibility. Organizations are on the lookout for places of work that can merge technology, sustainability, and employee-friendly features. The growing demands of the industry are inspiring real estate developers to construct smart future-proof commercial environments.”

The shift is also being driven by occupiers’ changing expectations around the workplace experience. Karan Malik, Regional Director, Realistic Realtors, said, “Future for commercial real estate is about designing flexible and experience-focused working environments. Companies are looking for office space which offers both functionality and lifestyle benefits, ensuring greater productivity. Modern amenities, sustainability, and favorable location will keep driving the demand for Grade A properties.”

The expansion of flexible workspace providers is adding another dimension to the demand for premium office assets. As companies increasingly adopt hybrid working models, the need for adaptable workplace configurations is growing. Flexible workspace operators are expected to contribute significantly to office leasing activity, potentially supporting further demand for Grade A commercial properties.

Delhi-NCR remains a significant market for office expansion, supported by infrastructure development, improving connectivity and continued interest from businesses. Colliers forecasts that more than 10 million sq. ft. of Grade A office space will be added to the Delhi-NCR market in 2026.

The transformation is particularly visible in Gurugram, where established commercial districts and emerging micro-markets are shaping the next phase of office growth. Shyamrup Roy Choudhury, Founder and Managing Director, Aura World, said, “India’s Grade A office market is witnessing a significant transition from basic office spaces to fully integrated business ecosystems. Looking at the evolving dynamics in the commercial segment, developers are prioritising sustainability, technology, employee wellness and operational efficiency in new developments. Today, the demand for Grade A office spaces extends far beyond prime locations and state-of-the-art infrastructure, with global occupiers increasingly seeking future-ready workplaces built around sustainability, connectivity and long-term value. Gurugram continues to lead this transformation, with established business districts as well as emerging high-potential micro-markets driving the next phase of commercial growth. Locations such as Sohna, backed by robust infrastructure upgrades, improving connectivity and planned urban development, are steadily emerging as attractive destinations for future commercial investments. This evolution is further strengthening Gurugram’s position as one of the world’s most attractive commercial real estate destinations.”

Ashwani Kumar, Pyramid Infratech, said, “The Indian real estate market for office space is likely to witness continuous growth as the demand keeps shifting towards more superior and future-ready offices. Investors and occupiers are inclined towards the Grade A building which are designed and built efficiently considering the market’s evolving dynamics. Taken together, these trends suggest that Grade A office spaces are becoming an increasingly important component of India’s commercial real estate growth story. Strong leasing demand, the rising focus on sustainability, advances in workplace technology and evolving occupier preferences are reshaping how premium office assets are planned and developed.
