Mumbai: Smartworks Coworking Spaces Limited, India’s largest managed office platform by total area under management, has expanded its engagement with the India-based subsidiary of a UK-headquartered global professional services and technology firm by leasing more than 930 additional seats at its Pune facility.
The latest transaction increases the client’s overall footprint with Smartworks to more than 1,730 seats, reinforcing the company’s long-term relationship with enterprise occupiers seeking scalable managed office solutions.

The new agreement spans 60 months and is expected to generate committed rental revenue of approximately INR 58 Crore. Including the existing engagement, the client’s combined expected rental commitment with Smartworks is estimated at around INR 102 Cr.
Commenting on the expansion, Neetish Sarda, Founder and Managing Director, Smartworks, said: “The continued expansion of global enterprises with us is a strong affirmation of the value our managed campuses deliver. It reflects the confidence that enterprises place in infrastructure built for scale, consistency, and long-term growth.”
The company said enterprise clients continue to account for the majority of its business. Organisations occupying 300 or more seats contribute approximately 69% of Smartworks’ rental revenue, with this customer segment maintaining an average engagement tenure of around 47 months.
Smartworks also highlighted the growing importance of multi-location occupiers within its portfolio. Clients operating across multiple cities account for nearly 31% of the company’s overall revenue, reflecting deeper platform adoption among large enterprises. Overall, more than 90% of Smartworks’ revenue is generated from enterprise customers.
As of March 31, 2026, Smartworks had a managed office portfolio spanning approximately 16.1 million sq. ft. across 66 centres in 15 cities across India and Singapore.

The company partners with real estate developers by leasing large commercial buildings and converting them into fully managed enterprise campuses. These facilities integrate workspace design, technology infrastructure and workplace services aimed at supporting collaboration, productivity and operational efficiency for large organisations.
