New Delhi: Trehan IRIS has committed an estimated project cost of approximately Rs 1,300 crore to Omara, its flagship residential development in Sector 80, Gurugram, according to the project’s RERA registration. The 5.08-acre development, comprising 320 residences, comes as wellness real estate emerges as one of the fastest-growing segments of the global wellness economy and India’s luxury housing market continues to expand.
According to the Global Wellness Institute, global wellness real estate increased from $151 billion in 2017 to nearly $900 billion in 2025, representing average annual growth of 23.6 per cent since 2019. The segment has grown at roughly twice the rate of the next fastest wellness sector. The institute expects wellness real estate to cross $1 trillion in 2027 and reach $1.8 trillion by 2030. Globally, spending on wellness now represents close to 60 per cent of combined health and medical expenditure. India’s health and wellness market, meanwhile, is valued at more than $155 billion.
Trehan IRIS’s investment comes as Delhi-NCR strengthens its position as India’s largest luxury housing market by transaction value. Gurugram recorded approximately Rs 24,120 crore in sales of properties priced above Rs 10 crore in 2025, surpassing the Mumbai Metropolitan Region’s Rs 21,902 crore for the first time, according to data from Sotheby’s International Realty and CRE Matrix.
The city’s dominance is also visible in new supply. Gurugram accounted for more than 73 per cent of total residential launches in Delhi-NCR during the second quarter of 2026. Anarock data for H1 FY2026 shows that luxury and premium homes represented close to 42 per cent of new supply across key cities and generated approximately Rs 2.98 lakh crore in residential sales value, an increase of 7 per cent year on year.
Against this backdrop, Omara is being positioned by Trehan IRIS as a wellness-led residential category rather than a conventional luxury development with additional lifestyle amenities. Built around the philosophy of “Designed for Life”, the project is described by the developer as India’s first wellbeing luxury residences. It will comprise 320 golf-facing residences across three towers overlooking the Aravalli landscape and the golf course.
A significant part of the project’s proposition is its shared health and wellness infrastructure. The 1.25 lakh sq. ft. clubhouse houses more than 110 amenities for 320 homes, including a 55,000 sq. ft. wellness club that Trehan IRIS describes as India’s largest residential wellness club.
The wellness facility includes a longevity clinic offering more than 180 advanced diagnostic biomarkers, along with personalised wellness programmes led by resident doctors. Its facilities include hyperbaric oxygen therapy, red light therapy, advanced physiotherapy suites, an integrative nutrition studio and an on-site wellness pharmacy. The project also includes a spa curated by L’Occitane en Provence and a fitness facility by Knox Studio. The residences have been designed by UHA London, with Esteva i Esteva of Spain also involved in the design.
The residential configuration has been planned around relatively low density. Omara will offer 3.5 and 4.5 BHK residences measuring approximately 3,250 to 4,150 sq. ft. Each core serves one residence, with every home having a private lift lobby. The homes feature a 3.9-metre (13 ft) floor-to-floor height, three-side-open Vastu-compliant layouts and wrap-around decks measuring more than nine feet in depth, with barbeque and bar provisions.
The development will also have a car-free ground level and a dedicated basement drop-off. Each apartment is planned as an automated home with individual AQI control. Environmental systems include hospital-grade MERV-14 and VOC-free carbon filtration designed to keep PM2.5 below global safety standards, along with a thermal concrete skin with sun-control louvres, double-glazed facades and HCFC-free climate systems. The project is WELL v2 and IGBC Platinum certified.
The wellness proposition is being guided by Milind Soman, who has been appointed Wellness Advisor to Trehan IRIS.
Explaining the rationale behind the investment, Mr. Abhishek Trehan, Executive Director, Trehan IRIS, said: “Luxury housing is undergoing a fundamental transformation. Buyers are no longer paying only for what a home contains; they are paying for what it does for them, and that is measurable in energy, time and health. Wellness real estate is the fastest-growing part of the global wellness economy for exactly that reason, and India has had almost nothing in the category. With Omara, we are not adding wellness to a luxury project. We are building an address where wellbeing is the category itself, and we believe that is where long-term value in this market will sit.”
Mr. Aman Trehan, Executive Director, Trehan IRIS, said the project’s design process was shaped by questions around the everyday health outcomes of residents. “The questions we asked while planning Omara were not the usual ones for our industry. Will this decision help someone sleep better? Will it make movement the easy choice rather than the disciplined one? Those questions shaped the density, the light, the walking distances, the clubhouse and the clinic, and they shaped where the capital went.”

Located in Sector 80, Gurugram, Omara has direct access to NH-48 and the Dwarka Expressway, along with connectivity to the city’s principal commercial corridors. The project comes at a time when luxury housing demand in Gurugram is expanding alongside a broader shift towards wellness-oriented residential offerings, positioning health, lifestyle and long-term wellbeing as increasingly important considerations within the premium housing segment.
