Sugee Group Launches Sugee Verandas Plotted Development in Karjat

Mumbai: Sugee Group has entered the plotted development market through a strategic partnership with ACE Dealmakers and Purnasya, launching Sugee Verandas, a 6-acre residential project in Karjat with 51 plots. The move marks the real estate group’s expansion into a segment aimed at buyers seeking second homes, weekend retreats and longer-term residential options.

Announced on 23 September 2026, the project brings together Sugee Group’s real estate experience, ACE Dealmakers’ land sourcing and transaction capabilities, and Purnasya’s expertise in consumer behaviour, market positioning and sales strategy.

Sugee Verandas has been planned as a low-density development, with plot sizes ranging from 2,000 sq. ft to 5,400 sq. ft. The project is intended to give buyers flexibility in designing and constructing their homes while offering organised infrastructure and a structured ownership process.

A key element of the development is its land documentation. Each plot is supported by clear title ownership and an individual 7/12 extract, according to the project announcement. The approach is intended to provide greater transparency for buyers evaluating plotted property in Karjat.

ACE Dealmakers, led by Manish Jhunjhunwala and Punit Wadhwa, brings experience from transactions involving more than 2,500 acres across key growth corridors. Purnasya is participating as the project consultant, contributing consumer insights, market positioning and sales strategy. The partnership combines these roles with Sugee Group’s established real estate presence.

The development also includes 29,000 sq. ft. of curated open spaces, with landscaped gardens, reflexology pathways and designated wellness and leisure areas. Planned amenities cover fitness, yoga, swimming and relaxation, alongside spaces intended to support recreation and community interaction.

Commenting on the launch, Nishant Deshmukh, Founder & Managing Partner, Sugee Group, said: “Sugee Group is entering a new phase of growth, with a deliberate focus on emerging regions and growth corridors across Maharashtra. Our expansion is guided by a belief in identifying locations with long-term potential for our customers and creating developments that are thoughtfully integrated with the character and aspirations of each market. Karjat marks the beginning of this journey, with Sugee Verandas bringing our curated approach to the second homes segment. As we expand into new geographies, we remain committed to creating distinctive, well-planned communities that offer the freedom of land ownership alongside the quality, transparency and lifestyle experience that are synonymous with the Sugee brand.”

Manish Jhunjhunwala, Director, ACE Dealmakers, said: “Karjat is emerging as one of the most promising destinations within the Mumbai Metropolitan Region, supported by improving infrastructure and growing demand for second homes and lifestyle-led developments. Through this collaboration, our objective is to create a plotted development that offers not just land ownership but a well-planned environment backed by credible partners.”

Punit Wadhwa, Director, ACE Dealmakers, said: “Our approach is rooted in identifying strategically located, high-potential land assets and ensuring every opportunity is backed by rigorous due diligence, clear title and development readiness. We are bringing that expertise to this partnership, enabling families and investors to access carefully evaluated opportunities with greater confidence.”

Karjat has been attracting interest as a residential and lifestyle destination within the Mumbai Metropolitan Region (MMR), with the project announcement pointing to regional infrastructure improvements and road connectivity as factors supporting demand. These include the newly operational Navi Mumbai International Airport and the development of the Mumbai–Pune Expressway Missing Link.

The area’s appeal extends to buyers looking for more space outside the city, including those considering land for second homes and plotted communities. The project is positioned to serve both weekend use and longer-term residential needs.
