Casagrand Breaks Ground for UPARTMENT Project in Hyderabad’s Miyapur

Mumbai: Casagrand has commenced construction of its latest residential project, Casagrand Mandarin, in Miyapur, marking the launch of what the developer describes as Hyderabad’s first “UPARTMENT” concept.

The ground-breaking ceremony (Bhoomi Pooja) signals the beginning of a new residential format designed to prioritise space efficiency, functionality, and modern urban living. The UPARTMENT concept focuses on optimised layouts and higher usable space, positioning itself as an alternative to conventional apartment designs.

Spread across approximately 8 acres, the project will feature 334 residential units comprising 3 and 4 BHK configurations. According to the company, the homes are engineered with around 78% carpet area efficiency—higher than standard market offerings—aimed at maximising usable living space.

The development follows a low-density layout across six residential blocks and includes nearly 5.7 acres of open space, of which a significant portion is dedicated to landscaped greenery and vehicle-free podium areas. The project also integrates a 41,000 sq. ft. clubhouse, a chlorine-free swimming pool, and over 70 lifestyle amenities alongside wellness-focused features.

Casagrand Mandarin is strategically located in Miyapur, a rapidly growing residential micro-market in Hyderabad, offering connectivity to major IT hubs such as Tech Mahindra IT Park and Mindspace IT Park. The project also benefits from proximity to metro infrastructure, educational institutions, healthcare facilities, and retail centres.

The use of Mivan construction technology, along with provisions for EV charging, co-working spaces, and integrated retail conveniences, reflects the developer’s focus on future-ready housing.

Industry observers note that the project aligns with evolving homebuyer preferences in urban India, where demand is increasingly shifting toward larger homes, better layouts, and community-driven living environments.
