Mumbai: In a major development for affordable housing in the Mumbai Metropolitan Region (MMR), 5,868 homes under the Pradhan Mantri Awas Yojana (PMAY) are set to be delivered in phases at Suraksha Smart City, Vasai, during the calendar year 2026. The handover will take place building-wise across Phase 1 of the township, making it one of the largest PMAY-linked residential deliveries in the region this year.
The project, positioned within walking distance of Vasai Railway Station, comprises 1 BHK units priced at ₹22.5 lakh. Eligible beneficiaries can avail a direct government subsidy of ₹2.5 lakh under PMAY, enabling first-time homebuyers from the Economically Weaker Section (EWS) category to access structured homeownership opportunities.

According to the developer, select buildings have already applied for Occupation Certificates, and site inspections by homebuyers have commenced. The delivery process will follow a phased, compliance-led approach to ensure safety standards and regulatory adherence before possession.
Jash Panchamia, Promoter, Suraksha Smart City, said, “Delivering 5,868 homes under PMAY is not just a construction milestone, but a responsibility towards families aspiring for secure homeownership. The township has been constructed using advanced precast construction technology supported by large-scale mechanisation systems. The developer stated that the integration of a 3D casting module has enabled standardised quality control and faster execution cycles, contributing to timely completion.
The large-scale PMAY delivery aligns with the Government of India’s ‘Housing for All’ initiative and reflects the growing residential importance of Vasai within the MMR growth corridor. Real estate analysts note that infrastructure connectivity and comparatively affordable pricing continue to drive housing demand in peripheral micro-markets of Mumbai.

With 5,868 PMAY homes entering the delivery stage, Suraksha Smart City is expected to add substantial supply to the affordable housing segment in the Mumbai Metropolitan Region in 2026.
