New Delhi: OneCrest Infra, a Gurugram-based real estate developer, has acquired 8 acres of land along NH-44 in Murthal, Sonipat, Haryana, through an outright purchase. The company plans to develop an open-air shopping and lifestyle destination on the site, located on the same side of the highway, barely 1 km before the landmark Amrik Sukhdev.
Announced on September 25, 2026, the proposed project is planned as an integrated destination combining premium retail, specialty and global food and beverage (F&B) outlets, family entertainment, experiential leisure and hospitality. Its location places it within Murthal’s established food and hospitality hub, which attracts visitors from Delhi-NCR and travellers heading towards Punjab and Himachal Pradesh.

The development is intended to build on Murthal’s existing highway traffic by offering visitors a place to shop, dine, spend leisure time and stay. Rather than serving primarily as a dining stop along NH-44, the proposed destination aims to bring retail, entertainment and hospitality together within a single development.
Vaarun Virmaani, Founder & Chairman, OneCrest Infra, said, “Murthal has developed a unique consumer ecosystem where travellers on NH-44 increasingly choose to stop, relax, and make the journey itself part of the experience. We see a clear opportunity to build on this momentum by introducing a curated destination combining shopping, dining, entertainment, and hospitality. Internationally, walkable shopping villages outside major metros are established, highly successful formats, and we want to bring that benchmark to the NCR corridor. Murthal offers the exact location, connectivity, and consumer density required for a project of this scale.”
The proposed open-air development is expected to include pedestrian-friendly shopping avenues, landscaped areas, curated dining zones and experiential spaces for families and visitors. A premium hotel is also planned, adding an accommodation component to the retail and leisure offering.
OneCrest Infra intends to develop the project under a build-to-lease model, retaining ownership of the asset and overseeing its long-term management and curation. Under this format, brands would have dedicated store formats and visibility along the NH-44 frontage, while the developer would manage the overall retail and F&B mix as a unified destination.
Regional connectivity is another factor in the project’s location. The proposed Delhi–Panipat–Karnal Namo Bharat (RRTS) corridor is expected to improve connectivity across the region. The National Capital Region Transport Corporation (NCRTC) identifies Murthal as part of the Delhi–Panipat–Karnal corridor, which remains under development.
Following completion of the land acquisition, OneCrest Infra has begun master planning, architectural design and environmental processes for the project. The company plans to initiate discussions with prospective retail, F&B, entertainment and hospitality brands as the design progresses.

The proposed development would add a new retail and leisure format to Murthal’s commercial landscape, bringing shopping, dining, entertainment and hospitality together along the NH-44 corridor.
