Mumbai: Rising air pollution levels in Mumbai are influencing how occupiers evaluate commercial real estate, with indoor air quality (IAQ), energy efficiency and building intelligence emerging as key decision factors.

Against this backdrop, Superb Realty has announced the launch of Superb Altura, a mixed-use Grade A office development located at Amar Mahal junction in the Chembur–Ghatkopar corridor. The company positions the project as a next-generation commercial tower designed to address long-term environmental and operational challenges in high-density urban markets.

Superb Realty stated that the project integrates unified building management systems that monitor indoor air quality, energy performance, HVAC operations, access control and fire safety within a centralized digital framework. The system is designed to continuously track performance metrics and enable automated adjustments to ventilation, temperature and lighting conditions.

With Mumbai’s Air Quality Index (AQI) frequently entering the ‘poor’ category, indoor environmental control has become a growing concern for occupiers. According to the company, Superb Altura incorporates real-time IAQ monitoring and automated system optimization to maintain improved indoor air conditions.

Shilpin Tater, Managing Director of Superb Realty, said deteriorating urban air quality is no longer seasonal but structural, requiring developers to rethink long-term building performance. He added that future-ready commercial real estate must integrate resilience, operational intelligence and health safeguards at the design stage.

From an operational standpoint, the company estimates that integrated automation could enable energy optimization in the range of 15–25 percent through continuous monitoring and adaptive controls. Predictive maintenance capabilities are expected to reduce unplanned downtime by up to 30 percent, potentially enhancing asset lifecycle reliability.

The development includes large floor plates, three-side open frontage, terrace lounges and breakout spaces. Mixed-use planning incorporates curated retail and food and beverage spaces aimed at improving daily workplace experience.

Superb Altura also incorporates sustainability measures aligned with GRIHA benchmarks, including solar power usage for common areas, rainwater harvesting, wastewater recycling and energy-efficient systems.

As Mumbai continues to address urban air quality challenges, projects such as Superb Altura reflect a broader shift in office real estate strategy, where environmental resilience, building intelligence and occupant wellbeing are becoming central to asset positioning.
