Mumbai’s eastern suburb Chembur, once known for its cultural institutions and industrial establishments, is witnessing a steady transformation as legacy landmarks give way to premium residential developments.

Over the past decade, several historically significant sites in Chembur have been redeveloped or repurposed into modern housing projects, reflecting a broader shift in land use across Mumbai. Urban planners and real estate developers say such landmark-driven redevelopment is contributing to the emergence of new high-value residential micro-markets.

One of the most notable examples is the former R. K. Studio, long regarded as a symbol of Indian cinema. The redevelopment of the studio land has brought renewed attention to Chembur’s potential as a premium residential destination.

Similarly, sites such as the historic Dukes Factory, once associated with the suburb’s industrial landscape, reflect a broader transition as older industrial facilities make way for contemporary residential projects.

Another key landmark shaping Chembur’s residential appeal is the Bombay Presidency Golf Club. Residential projects located near the golf course have increasingly become sought-after addresses due to their open green views and relatively tranquil environment within the city.

“Globally, iconic landmarks often become anchors for premium residential development,” said Vijay Choraria, Managing Director at Crest Ventures Limited.
“Locations around the golf club in Chembur offer a rare combination of green views, exclusivity and connectivity, which naturally positions them as signature residential addresses.”

Major developers have taken note of the area’s evolving residential potential. Companies including Godrej PropertiesThe Wadhwa GroupRustomjeeHouse of Hiranandani, and Chandak Group have launched several premium housing developments in and around Chembur in recent years.

Industry observers say redevelopment has played a significant role in accelerating the suburb’s transformation. Ageing residential buildings and underutilised industrial plots are increasingly being redeveloped into high-rise residential towers offering upgraded amenities and improved planning.

A spokesperson from Chandak Group said redevelopment has unlocked opportunities for new housing supply in established neighbourhoods.
“Many older structures and land parcels in Chembur are now being reimagined as contemporary residential projects with better open spaces and modern amenities,” the spokesperson said.

Infrastructure upgrades have also contributed to Chembur’s growing residential appeal. Projects such as the Mumbai Monorail and improved road connectivity via the Eastern Freeway have enhanced accessibility to key business districts including South Mumbai and Bandra-Kurla Complex.

Real estate analysts note that such improvements are strengthening Chembur’s position as a convenient residential option for professionals working across multiple commercial hubs.

As redevelopment continues across several legacy locations, Chembur is gradually transitioning from an industrial-cultural suburb into a cluster of emerging premium residential addresses.
